SEE EYE-TO-EYE WITH LADY LIBERTY

HARBOR VIEW DREAM HOME

WORLD-CLASS RIVER, PARK & TREELINE VIEWS FROM MOST EVERY ROOM

RENOVATED CORNER CONDO: SUPREME LIGHT & STELLAR VISTAS

Epic postcard-perfect vistas of the mighty Hudson River, Lady Liberty, and open Southern Skies await you from most every window of this architect-owned, smartly planned, beautifully upgraded, coveted, corner dream home.

Here is your own ~24-foot (7.315 meter) run of river and park view bliss. With jaw-dropping water and/or tree vistas from every vibrant room of this exceptional residence, life here is bigger, brighter, and better.

Floating at treetop level, this is one of NYC’s most unique, most compelling, and most engaging condo homes. Here is a comfortable diamond — a feel-good home offering stupendous light and space, and a coveted front row seat to one of the most magical maritime panoramas in the world.

This is the prime condo home that inspires the senses and soothes the soul — easy-living luxury enrobed by 6 over-scaled, mostly contiguous windows onto utterly inspiring water and park views. The mood of this happy home changes and evolves throughout the day. Stupendous sunsets envelop this resplendent residence (see time-lapse movie tour), and a daily treasure trove of boats and ships from around the world glide by this home’s big picture windows.

Inside is a thoughtful corner residence mindfully created and designed by the owner/architect to showcase its theatrical vistas and supreme scale from every one of its generously proportioned rooms.

The big living room is a dramatic, inviting, open space that flows graciously to the dining area. Life is easy and fun in this lofty expanse -- with its Southern and Eastern exposures, stunning views, and plenty of room for a grand piano. With ideal proximity to the big, windowed, eat-in cook’s kitchen (with stone counters, premium stainless appliances, and ample cabinetry/counter space), the main rooms of this easy-to-love home are ideal for relaxing and entertaining.

The primary bedroom boasts more of this home's signature, world-class harbor and treetop views. With three big designer closets, room for a sitting area, and an elegant en suite bath, comfort and privacy abound. The guest bedroom suite is graciously situated on the other side of this rare home, and is a flexible, fabulous suite. Boasting treetop views, its own en suite bath, and good closet space, the guest bedroom is large, bright, comfy, and quiet. Rounding out this splendid home is a welcoming gallery hall with impressive storage, a washer/dryer, and a sweet powder room.

Supremely situated in one of the most coveted and enviable areas of the premiere, full-service Regatta Condominium, this well-crafted home enjoys the building's top-shelf staff, courtyard, terrace, and roof deck – not to mention pristine proximity to public transportation (1 & R trains at Rector,4 & 5 trains at Wall Street, J & Z trains at Broad Street). With world-class dining and shopping options at nearby Brookfield Place and World Trade Center, a plethora of area markets and boutiques, two movie theatre complexes (including the new iPic Theatre!), and simple access to Tribeca, Financial District, and the Seaport, life here is easy, convenient, and fun. Nestled within a glorious park, this happy home is on the Hudson River Esplanade, and close to playing fields, playgrounds, green spaces galore, and to most every downtown shopping, dining, and cultural destination.

A rare, river-front residential experience awaits you – an exceptional, choice opportunity in an extraordinary setting. Welcome aboard.

Battery Park City | Manhattan

Quick Profile

Battery Park City (BPC) sits on the edge of the Hudson River and stretches from Bowling Green to the south and Tribeca to the north. It is essentially a waterfront community without the beach (well, maybe a small one) and its residents bask in the joy of residing and playing along the great waterway. Majestic views of sunsets over New Jersey, the Statue of Liberty to the south and One World Trade Center to the north offer unparalleled settings.

BPC is a fabulous place to live for people of all ages. It is a planned community that offers a mix of commercial and residential offerings as well as a retail mall, a movie theatre, a marina and acres of open space, ballfields, playgrounds, bike paths and walkways. Walk out your door and throw a frisbee, day sail into the harbor, take in a little league game or even try beach volleyball at Pier 25.

There is also a host of cultural offerings not to be missed. Public displays of art and sculpture are scattered throughout the neighborhood while two larger offerings, The Museum of Jewish Heritage and the Irish Hunger Memorial which require extended visits and moments of reflection.

Today, BPC sits as one of the great triumphs of urban planning. Built on landfill from the World Trade Center site, the community covers 92 acres along the Hudson River to the west of the West Side Highway. In sum, there are more than 30 residential buildings and seven commercial properties, the revitalized Brookfield Place (formerly the World Financial Center) and 200 West Street, the state-of-the-art home of Goldman Sachs.

Today, BPC flourishes like no time in its fifty-year history. In a sense, the planned community has come to full fruition. It’s a great place to raise a family or to be an athletically active single. The neighborhood is one of the safest in NYC and certainly the cleanest. Vehicular traffic is at a minimum and many people cross West Street to get to work. There are five pedestrian bridges that span the highway to connect BPC with the Financial District as well as a tunnel that crosses from the Brookfield Mall to the WTC site. The newest bridge, at West Thames Street, replaced the former Rector Street crossing, which was damaged during the 9/11 terrorist attacks.

The new ownership of the old World Financial Center has revitalized these rather sterile granite buildings. The updated design of this upscale mall welcomes visitors, particularly tourists, from the WTC site.

Yet despite the idyllic nature of BPC, the neighborhood has endured a series of setbacks over the years. The area was blanketed with ash from the collapse of the twin towers. Many residents left and never returned. Hurricane Sandy slammed the neighborhood and caused severe damage. Another random terrorist attack killed several people along the bikeway that runs along West Street.
