The unit is available for a Sept 1 lease start (flexible) and is move-in ready. There is a 15% broker's fee to rent this unit. A simple board approval is required, and all applications will be considered after the open house showings this weekend. (We don't do first application in, no "good faith" deposit is collected, none of that nonsense is required to rent this.) At lease signing, you would owe one month's rent, a one month security deposit, and the 15% of the first year's rent. Board application fees are due upon submission of the package to management, and are non-refundable. (I live in the building and have done 6 rentals here recently; I will make sure you can get approved before I allow anyone to even consider submitting those fees.)
