Property Description for 2280 Frederick Douglass Blvd, 2-H

Visit with a 24 hours notice, very easy to show since the unit is not occupied. I used to rent myself the studio #3G for 6 years and I liked every single minute of it.
Facing West, you are getting an amazing light, you are just across of the police precinct. Beautiful studio in Mint condition, high ceilings (9'72 in the living area), modern appliances, huge LG washer and dryer vented outside, you will enjoy it a lot every time you are going to use it. If you like to cook, nice cesar stone countertop, beautiful Electrolux gas range 4 burners, now if you like to keep your favorite drinks cold enjoy your large Electrolux fridge, before finally using your very nice Electrolux dish washer. Samsung microwave being part of this elegant kitchen. Myself back then I had partitioned the studio, kitchen on one side, with a modern square glass table and 4 chairs, and a huge sliding doors closet to create the bedroom space towards the window. On top the super installed me a Nest button on the thermostat that I bought to regulate either the heat or the cold from outside on my Iphone and by doing so every day I was coming back to my home at the desired temperature. Extremely low Real Estate Tax due to amazing tax abatement up to 2033 per managing agent.

This building has a fantastic roof top, the staff is very nice, added to that it is extremely well located on the Frederick Douglass Boulevard corridor, minutes away of the subway (A) (B) (C) (D). Everything in your daily life is minutes away, subway, cross town buses, supermarkets, banks, even a nice cleaner at the corner of Saint Nicholas and 124th Street delivering back your clothes at the front desk, plus many great restaurants around.

Location, location, location! Living at 2280 Frederick Douglass Boulevard is very easy and convenient.

Gas for heat and hot water are included in the Common Charges but not gas for cooking. There is a working capital fund contribution equals to 4 months of Common Charges to be paid upon submission of the purchase application.

Live-in Super, Pets allowed (as long as it respects the by-laws and the article pertaining to the pets and dog policy). Guarantors and Investors, co-purchaser, gifting allowed.

Harlem | Manhattan

Quick Profile

The neighborhood called West Harlem by the locals is known as Manhattanville to neighborhood newcomers. The area is culturally diverse and might be considered a microcosm of the city as a whole.

Columbia University has recently expanded into the area, which is attracting student residents from all over the world. Together with students from the City College of New York and young professionals fleeing higher prices in other neighborhoods, this influx of younger residents has brought with it more restaurants and bars on W 125th Street to serve this clientele. There are also new ventures, like a rock-climbing gym, to cater to the interests of these students and young professionals. At the same time, there are many small, family-owned shops and restaurants that have been anchors of the neighborhood for multiple generations.

The area has been through a housing upgrade, as older properties have been renovated and abandoned properties have been razed to make room for new development. There are still reasonably priced apartments available. Young professionals are finding that there is a certain cachet to living in West Harlem. It provides a convenient commute to the city and all of its amenities, while providing a sense of escape at the end of a long work day.

While rentals are popular with the student population, the young professionals are delighted to find pre-war brownstones, pre-war co-ops (including some income-capped HDFCs for lower- and middle-income buyers), and post-war condos that they can afford, although prices are rising. Some new low-rise developments, sporting virtual doormen and desired amenities, are cropping up.
