Property Description for 101 West 12th Street, 20-F

Downtown Address, Upscale Living

Two is definitely better than one; two bedrooms, two bathrooms, and two terraces! Sweeping city vistas are framed by every window and just step outside to connect with the city in ways that would otherwise be impossible. With a maintenance of only $2,275, this ultra-rare home at 101 West 12th Street is a unicorn in Greenwich Village. Buying in a trust is permitted and standard subleasing is allowed. Oh, and your furry friends are also welcome!

Perched 20 floors above the Greenwich Village Historic District, this one-of-a-kind home features incomparable light and breathtaking views of the city from every room including spectacular views of The Empire State and Chrysler buildings. This home's entrance leads to a light-filled 23-foot-long open-concept living and dining room with four closets (one cleverly hidden), and oversized windows. Speaking of windows, there is even one in the kitchen! Create culinary memories on your four-burner stove top gas range with Gaggenau hood and enjoy them at the breakfast bar. The chef's kitchen with custom cabinetry is also equipped with a new Liebherr fridge, new Bosch dishwasher, new NewAir wine fridge, and a new Blomberg washer/dryer which disappears behind the pantry cabinets.

Directly off your Great Room is a large, private outdoor oasis with breath-taking views. Find your solace as you relax, entertain, and dine al fresco while you soak in the light and panoramic views that span the entire length of Sixth Avenue from the Freedom Tower to Central Park! And if one wasn't enough, there's another remarkable outdoor space directly off the primary bedroom. Both terraces are professionally landscaped and easy to maintain with a hidden irrigation system and remote-operated lighting. Outdoor electrical outlets allow you to plug in your heat lamp and use these spaces all year long. Watch the sunset over The Empire State Building and enjoy the beauty of the cityscape from a truly unique perspective. Both indoor and outdoor spaces are wired with speakers with their own zones and volume controls.

The primary suite is thoughtfully positioned in the home's northwest corner and features a lovely setback terrace with iconic NYC views, a bone fide walk-in closet; perfect for all your seasonal wardrobes, and a large, modern and recently renovated en suite bath with high-end appointments. The primary bedroom features custom finishes such as the bamboo floating cabinets, a bureau nook with wall mirror and wood cabinets with ample adjustable shelves in the roomy walk in closet. This bedroom also offers a second closet with generous space.

The primary bath includes a luxury walnut wall and vanity, a Caesarstone vanity top, Ann Sacks shower tile, Dex concrete wall tile, and an Ann Sacks travertine floor. Additional features include a rain shower head and body spray fixtures by Grohe and an Amba heated towel bar. The guest bath features a calming steam shower with two folding seats. Both bathrooms boast that famous Empire State Building view!

Quiet and cheerfully bright, the second bedroom enjoys its own closet, shelving nook with accent lighting, and sweeping views through its massive north-east facing windows. This flexible space can double as an office or media room should that suit your needs.

Greenwich Village has something for everyone. Don't miss some of our favorite neighborhood restaurants; L'Artusi, Cafe Cluny, Bar 6 and Gradisca. For the home chef, Fairway Market, Citarella, Westside Market, and Ottomanelli & Sons are all within a short stroll. For the outdoor lovers, you're steps away from Union Square, Washington Square Park, The Highline, and the Hudson River Promenade. Access to the subway is minutes away with the 1/2/3, B/D/F/M, L, A/C/E, 4/5/6 and PATH trains all nearby.

The John Adams is one of the finest full-service co-ops in Greenwich Village and has a live-in Super. Amenities include full-time doormen, porters, around-the-clock maintenance crew, three elevators and a service elevator. The lobby and hallways have been recently renovated and the central laundry room was just upgraded. Additionally, The John Adams features a new generator, a newly-renovated roof deck with stunning views of lower Manhattan, bike storage, and an on-site parking garage. Air conditioning, heat, and gas are included in the already low maintenance! Gifting and purchasing in the name of a trust are all permitted with board approval as is subleasing. The John Adams is a nonsmoking building and is wired for Verizon FIOS.

Greenwich Village | Manhattan

Quick Profile

Birthplace of beatniks, Greenwich Village has always been a neighborhood bursting with creativity, home to artists, poets, musicians and writers. There is a lot of foot traffic in the neighborhood, as it gives convenient access to many other neighborhoods. There are a lot of popular eateries on MacDougal Street and bars on Bleecker Street. The neighborhood has a bit of a college-town feel, due to the presence of NYU. There aren’t large chain stores here, so it isn’t really a mecca for shopaholics, but you can find interesting vintage stores and specialty boutiques.

Available housing is centered on pre-war walk-ups. You can find good deals on the quieter, tree-lined side streets, as opposed to the bustling avenues. There are pockets of brownstones and townhouses, some dating back to the early 19th century, throughout the neighborhood, as well. You will find more luxurious housing in the newer high-rise buildings on Park and Fifth Avenues.

Washington Square Park is the heart of the neighborhood. If you sit near the Arch and close your eyes, you might catch an echo of the music and social history of the Park, floating through the air. Greats like Joan Baez, Bob Dylan, and Paul Simon started their storied careers right here in Greenwich Village. Today, the Village is a celebration of diversity, where everyone is welcome.
