Property Description for 430 West 34th Street, 7-B

BACK ON THE MARKET! Just announced: No maintenance increase for 2023! 6th year in a row of no maintenance increases. ESTATE SALE, bring your contractor! Please note this apartment will need a new kitchen and bathroom. Kitchen stove and refrigerator are in working order, so mortgage financing will not be a problem. Renovated alcove studios have sold for $ 490,000 over the past 6 months, plenty of upside potential for you! A contractor viewed the apartment and we have an estimate of $ 65,000 for total renovation, ask Listing Agent. Situated on the quiet backside of the building, this apartment receives all day sunlight thanks to its Southern exposure. The oak parquet floors were covered by wall to wall carpeting for decades and therefore are definitely salvageable. Sand and stain them to whatever color you like! Co-op board permits pied a terre, co-purchases, parents buying with children, gifting, guarantors, and pets. Sublet policy: must live in the unit for 2 years, then can sublet for 4 years out of every 5 years, cycle continues indefinitely. Maintenance includes taxes, heat, hot water, and gas and has remained unchanged for 6 years! Building will also be renovating the hallways and lobby in 2023 with no assessment expected.

430 West 34th Street is a full service building with 24 hour doorman, live-in super, laundry room, a gorgeous planted and furnished roof deck with stunning 360 degree views, renovated lobby, storage and bike storage. Perfect location 1.5 blocks from A,C,E trains, Penn Station, 1 block from the new 7 train station (easy access to Times Sq and Grand Central), 1 block to the Shops at Hudson Yards, where you will find the Mercado Little Spain (marketplace of various Spanish tapas restaurants), the Edge, Whole Foods, Equinox with rooftop pool, outdoor ice rink at Manhattan West, Citizen food hall, and the High Line. Chelsea | Manhattan

Quick Profile

The row houses portray the world-class architecture of Greek Revival, Italianate and Georgian styles. The population is both ethnically and socially diverse, which is reflected in the restaurants and retail businesses in the neighborhood.

Western Chelsea is the center of the NYC art world, where you will find more than 200 art galleries housed in rehabbed factories and warehouses, as well as in newly-constructed buildings.

While people of many different cultures call Chelsea home, it has been a mecca over the years for people in the LGBTQ community. One census reported that as many as 22% of its residents were gay couples. Eighth Avenue is a trendy area for LGBTQ-oriented dining and shopping. Although it no longer draws the LGBTQ population that it once did, Chelsea still has many popular alternative bars.

Chelsea is primarily residential, consisting of a mixture of diverse complexes, low-rise apartment blocks, tenements, townhouses, renovated row houses, and luxury high-rises.

Chelsea is an interesting and sought-after place to live, with unique clothing boutiques, restaurants, and delis representing cultures from around the world. In addition to its quirky establishments, Chelsea has fine dining restaurants and a vibrant, hip nightlife, which adds to its allure.

Chelsea is well-served by public transportation. At least six city bus routes traverse Chelsea. There are three NYC subway routes with stops on Seventh Avenue, three on Eighth Avenue, and two more on Sixth Avenue. The 34th Street - Hudson Yards Station opened in 2015 with its main entrance in Chelsea.
