Property Description for 284 Pacific Street, 5

Welcome to "The Little House in the Back," a secret treasure located in swanky Boerum Hill. This unique co-op is built as a 4-unit townhouse at the front of the property, with a free-standing two-story unit plus rec room in the backyard. The entire structure is yours: you have no neighbors above, below or next to you. You also have exclusive roof rights to build a deck (with proper City and co-op approvals, of course), and a completely private front yard to show off your green thumb. The interior consists of a living/dining area with a chef's kitchen on the first floor, two bedrooms with a full bathroom on the top floor, and a rec room with another full bathroom on the lower floor. A Mitsubishi mini-split air conditioning and heating system allows you to control the temperature individually in each room on the two main floors.

The open living/dining area has a combination of exposed brick, wood beams, steel beams, hardwood floors, and tin ceilings, adding incredible character and charm. The enormous, windowed chef's kitchen is fully equipped with a Bosch dishwasher, a Jade 6-burner stove with a griddle and a double oven which is fully vented, a deep stainless-steel sink with pedal faucet controls, large refrigerator, and built-in microwave. There is also plenty of solid wood cabinetry above and below providing a ton of storage.

A skylight lights the modern wood and steel staircase which takes you up through an exposed brick stairwell to the second floor. The primary bedroom adorned with tin ceilings is large enough to fit a king-sized bed and has a large cedar lined closet. Full-height windows provide a beautiful view of the trees and let plenty of light into the room. The second bedroom is light and bright with beautiful tree views and plenty of storage space. The windowed bathroom is replete with exposed brick, a claw foot tub, tin ceilings, and a large bowl vessel sink atop a custom antique dresser turned vanity.

The heated rec room is located underground so it stays cool in the summer and warm in the winter. With three custom built-in bookcases, a full bathroom with a washer and dryer, an exposed beam, and beautiful slate tile floors, it offers so many possibilities: movie/entertainment room, home office, guest room, playroom, exercise room, etc.

For such a unique property the description and photos can only go so far, so make an appointment to see The Little House in the Back! Flip tax is 0.5-2.0% of sale price depending on length of ownership, paid by seller.

Boerum Hill | Brooklyn

Quick Profile

Boerum Hill is a tiny, quiet, primarily residential neighborhood in Brooklyn. There are broad tree-lined streets that are filled with elegant three and four-story brownstones and townhouses, mostly built between 1840 and 1870. There is a definite family vibe to the neighborhood, but young professionals are moving in, and with them are coming trendy bars to cater to their desire for some measure of nightlife, without having to linger in Manhattan. These new bars and restaurants are being sandwiched in amongst existing shops on both Atlantic Avenue and Smith Street, which are the main commercial areas in Boerum Hill.

Boerum Hill offers a convenient location that is still able to maintain its small-neighborhood feel. Shopkeepers value their customers and remember their regulars. It continues to do what it was designed to do, namely provide small-town living in the very shadow of the big city. Boerum Hill is an easy commute to other parts of the city, making it easy to come home every day to the peace and tranquility of Boerum Hill while commuting to a job anywhere in the city.

The neighborhood is quite walkable and you can take the time to catch up with your neighbors while visiting on their stoops. Shopping on Atlantic Avenue is stress-free with no high pressure. You can meet with friends at any of the many coffee shops and while away pleasant hours in conversation. The dining scene on Smith Street is similarly laid-back. Don’t expect that there will be quite as much to see or do as there is in Manhattan, but there are a decent number of interesting bars and restaurants providing a measure of nightlife. The trade-off is worth it, as Boerum Hill provides a quiet, peaceful place to live and raise a family.
