Property Description for 428 West 23rd Street, 4-D

A rare Chelsea gem is now available, one of only 4 gracious units in a handsome 1900, boutique prewar townhouse co-op. 428 West 23rd Street is part of the coveted Fitzroy Place townhouses, which see little turnover in the market and are highly desirable! This wonderful flex 3 bedroom, 2 bathroom duplex located in the heart of Chelsea will simply not last, so come experience its charm and beauty and make it yours. Two elegant stories of living space, tons of storage, and 2 private roof terraces (in front and rear) enhance the allure of this very special home.

The floor-through main level enjoys natural light from dual exposures along with high airy 10’6” ceilings, rich hardwood floors, classic moldings and other refined details. A generous living room with a wood-burning fireplace, built-in bar with wine fridge, and fabulous floor-to-ceiling windows affords the perfect place to relax and entertain. Adjoining is a large high-end kitchen styled with custom wood and glass cabinetry, granite counters, a Viking stove, Sub-Zero refrigerator, and Fisher & Paykel dishwasher. In the hall is a laundry closet with stacked washer-dryer, a coat closet, and full bathroom. The spacious primary bedroom offers a wall of built-in bookshelves and cabinetry, and a walk-in closet.

On the upper level is a second bedroom, as well as a sky-lit lofted media room/office that can also serve as a third bedroom. Both have access to lovely outdoor terraces. Plus there’s a walk-in and an additional closet on this floor, as well as a full bath.

A total of eight half-flights of stairs lead to this inviting apartment that’s ready to move right into. Or you can refresh the space and renovate the bathrooms to suit more modern taste.

Just as alluring is the address, in the historic neighborhood of Chelsea between 9th and 10th Avenues, near The High Line, Chelsea Piers, art galleries, shops and restaurants, Whole Foods, and public transportation including the A, C, E, L and 1 subway lines. The building is pet-friendly and allows pied-a-terres. No subletting allowed. Maintenance is extremely low too!

Roof work and street-facing window replacement will commence early this fall and should be completed by late October/early November. The seller will pay the full assessment! This could also be a prime opportunity for a buyer to dovetail their own renovation with the building work being done.

Quick Profile

The row houses portray the world-class architecture of Greek Revival, Italianate and Georgian styles. The population is both ethnically and socially diverse, which is reflected in the restaurants and retail businesses in the neighborhood.

Western Chelsea is the center of the NYC art world, where you will find more than 200 art galleries housed in rehabbed factories and warehouses, as well as in newly-constructed buildings.

While people of many different cultures call Chelsea home, it has been a mecca over the years for people in the LGBTQ community. One census reported that as many as 22% of its residents were gay couples. Eighth Avenue is a trendy area for LGBTQ-oriented dining and shopping. Although it no longer draws the LGBTQ population that it once did, Chelsea still has many popular alternative bars.

Chelsea is primarily residential, consisting of a mixture of diverse complexes, low-rise apartment blocks, tenements, townhouses, renovated row houses, and luxury high-rises.

Chelsea is an interesting and sought-after place to live, with unique clothing boutiques, restaurants, and delis representing cultures from around the world. In addition to its quirky establishments, Chelsea has fine dining restaurants and a vibrant, hip nightlife, which adds to its allure.

Chelsea is well-served by public transportation. At least six city bus routes traverse Chelsea. There are three NYC subway routes with stops on Seventh Avenue, three on Eighth Avenue, and two more on Sixth Avenue. The 34th Street - Hudson Yards Station opened in 2015 with its main entrance in Chelsea.
