Property Description for 305 East 24th Street, 15-NP

OPEN HOUSES BY APPT ONLY! A palatial and sun-filled split two-bedroom, two-bathroom home with a bonus flexible room, spacious terrace, and stunning eat-in kitchen on a cul-de-sac street at the border of Gramercy and Kips Bay. Designed by renowned residential architect Kathy Chia of Desai Chia, this exceptional home is truly one-of-a-kind. Upon entry, one immediately notices the southern sun pouring through a wall of windows at the end of a massive great room featuring generous areas for both living and dining. A glass door leads to a large, uncovered terrace complete with an abundance of natural light and gorgeous city views. Even the most discerning chef will feel immediately at home in the tremendous eat-in kitchen equipped with ample cabinetry (including a pantry), stylish green subway-tiled backsplash, stone countertops, garbage disposal, a breakfast bar with lighting pendants, and stainless steel appliances by Wolf, SubZero, and Bosch. The larger of the two bedrooms easily accommodates king-sized furniture and features a windowed dressing alcove. Japanese-style Shoji screened pocket doors separate this bedroom from an additional bonus room that can easily be used for a den, home office, children's play space, or additional sleeping area. A second bedroom is positioned on the other side of the home and boasts an adjacent windowed bathroom. Attractive covers for thermostatically controlled AC and heat, gleaming hardwood floors, and many customized closets are throughout this immaculate residence, and an in-unit washer/dryer is a wonderful convenience. Every window of the home faces the quiet cul-de-sac, allowing for optimal enjoyment of the terrace and a silent indoor experience. *Fun fact: This apartment served as Julia Roberts' character's home in the 2014 film "The Normal Heart." New York Towers is a pet-friendly, full-service cooperative with an attended lobby, resident super, garage with available discounted parking ($328 per month), storage, and bicycle room. A new children’s playground and park with benches & running waterfall fountain are directly behind the building. This flexible co-op allows many different purchasing scenarios including co-purchasing, gifting, pied-a-terre, and guarantors. Subletting is permitted two out of every four years of ownership (after the first year). Electricity is billed at wholesale rates, and the building has a backup generator in the event of a power outage. In addition to having some of NYC’s best restaurants, craft cocktail lounges, Fariway, Trader Joes, Bed, Bath, and Beyond, and Target only steps away, several modes of transportation are also nearby including the 6/N/R/W/L trains and East River Ferry, offering both unparalleled lifestyle and convenience.

Kips Bay | Manhattan

Quick Profile

If you take a walk through Kips Bay, which is loosely defined as the area between 23rd street and 34th street and the East River to almost Lexington, you’ll quickly learn it's a hodgepodge of sorts and not as well defined as other neighborhoods in New York City. Some New Yorkers say Kips Bay has an identity crisis because 1st, 2nd, and 3rd avenues are distinctly different from one another as you traverse them. Despite the perceived lack of neighborhood vibe there are others that appreciate its affordability and convenience.

First Avenue is dominated by hospitals and hospital buildings such as NYU Medical Center and Bellevue Hospital to name a few. Second Avenue is a mosaic of convenience stores, fast food joints and nondescript brick buildings. Third Avenue is saturated with small bars and gastropubs and the twenty somethings that patronize them.

No judgement against Kips Bay here. It’s a great neighborhood that is just as much a part of New York City as any other neighborhood. Kips Bay It’s bordered by Murray Hill to the North, Stuyvesant Town and Gramercy Park to the South, and Rose Hill to the West. The neighborhood is partly defined by newer high-rise apartments, brick rowhouses, and former tenement buildings.
