Property Description for 13 West 127th Street

A truly spectacular custom townhouse on one of Harlem's most desirable blocks. Welcome to 13 West 127th street.

This stunning two-family1909 townhouse, with 3800 sqft of living space and 1000 sqft of outdoor space, has been completely and masterfully renovated with the utmost attention to detail and the finest finishes.

The four-to-five bedroom triplex features both a classic formal parlor entry foyer and a thoughtfully designed ramped entrance on the garden level that leads to a mudroom with a large closet, storage hallway with access to both the parlor floor and the cellar. The parlor floor features a wonderful open living concept with 11' high ceilings throughout. The central kitchen showcases beautiful custom cabinetry with brass hardware, large marbled island, 42" SubZero refrigerator and six-burner 48" Bertazonni range with double oven and a vented hood. The adjoining dining room is impeccably designed with pocket doors and Phillips Jefferies grasscloth wallpaper. Down the hall from the dining room is a tasteful, marbled powder room. The dramatic, and comfortable, living room features 10' floor-to-ceiling windows and two full-sized glass doors leading to the outdoor oasis. The steel deck and staircase lead down to a patio made of natural bluestone and an easily maintained garden made of organic synthetic turf.

The second floor includes the primary bedroom suite, library/media room, additional powder room, laundry room with storage and two hallway closets. The primary suite features a Carrera-marbled bathroom with windowed rain shower, double vanity and a massive 10' x 10' dressing room/walk-in closet. Down the hall is the library/home office/media room with a custom-built floor-to-ceiling bookcase and bright southern exposure. As you travel up to the third floor, light travels throughout the hallways and staircase from one of the two top floor skylights. The den/playroom has a second massive skylight, with a retractable blind, and is surrounded by three bedrooms, two full bathrooms and four oversized hallway closets (one of which houses a secret chute to the laundry room!).

Additional features include a 6-zone Mitsubishi energy-efficient HVAC system with NEST thermostats, remotely controlled Comelit video-intercom system, DGA security system and sleek Citibin garbage enclosures with planters. The garden level unit is set up as a two-bedroom to maximize rental income and will be delivered vacant.

13 West 127th is situated on a wonderful stretch in the neighborhood, with an active block association and one of the neighborhood's largest (and prettiest) community gardens. Just a couple blocks away are some the of best restaurants in the area, Whole Foods, the new Trader Joe's, the growing 125th shopping corridor, the express 2/3 train and much more. This is one of those rare opportunities to purchase a custom built extraordinary home on very special block. Please email or call to set up a private appointment.

Harlem | Manhattan

Quick Profile

The neighborhood called West Harlem by the locals is known as Manhattanville to neighborhood newcomers. The area is culturally diverse and might be considered a microcosm of the city as a whole.

Columbia University has recently expanded into the area, which is attracting student residents from all over the world. Together with students from the City College of New York and young professionals fleeing higher prices in other neighborhoods, this influx of younger residents has brought with it more restaurants and bars on W 125th Street to serve this clientele. There are also new ventures, like a rock-climbing gym, to cater to the interests of these students and young professionals. At the same time, there are many small, family-owned shops and restaurants that have been anchors of the neighborhood for multiple generations.

The area has been through a housing upgrade, as older properties have been renovated and abandoned properties have been razed to make room for new development. There are still reasonably priced apartments available. Young professionals are finding that there is a certain cachet to living in West Harlem. It provides a convenient commute to the city and all of its amenities, while providing a sense of escape at the end of a long work day.

While rentals are popular with the student population, the young professionals are delighted to find pre-war brownstones, pre-war co-ops (including some income-capped HDFCs for lower- and middle-income buyers), and post-war condos that they can afford, although prices are rising. Some new low-rise developments, sporting virtual doormen and desired amenities, are cropping up.
