Property Description for 88 Greenwich Street, 2106

Have you dreamed of a Manhattan home with outdoor space and unobstructed NY harbor views? Your wait is over as we just listed #2106 at the Greenwich Club in Western FiDi. It’s a unique one-bedroom corner home with south-facing views both within the unit and from the gracious terrace. This is truly a rare opportunity - there are only a few in the building, and they don’t come on the market often. Create your enchanted garden in the sky, overlooking the blue waters of NY Harbor, the green of Battery Park and Governor's Island, plus the historic Downtown skyline. It's a magical combination you won't find in any other 1BR apartment Downtown! Step over the threshold into a proper entry hall, flanked by a low bench and a triple California-style closet. You'll notice the high ceilings (10'6") and the rich walnut flooring underfoot. Moving into the main living area, the east light and city skyline views from the oversized windows captivate. A fringe of green from the terrace hints at the outdoor living space beyond. This great room, the open kitchen, a nook for dining or a home office, and the airy living room are a study in midcentury elegance: walnut cabinetry, posh white countertops, and backsplash. The kitchen is one of the most notable in the neighborhood: Sub Zero refrigerator, Viking range and dishwasher. Step out onto your extraordinary terrace right off the living room via a floor-to-ceiling glass door that saturates the space with sunlight, graciously sized at 310 SF. What would you do with this much private outdoor space? There is no barrier between you and the water view. The bedroom sits on the SE corner, overlooking the terrace from the east window and the harbor and Verrazano Bridge from the south window. It's a glorious room to awake in! You'll enjoy a huge bathroom with a pale marble surround, a dark lava stone floor, a tropical rain shower head, and a Kohler soaking tub. There is an elegant wood vanity, warm lighting, and pretty glass shelving for storage or display. Residents at the Greenwich Club have exclusive access to premium amenities: state-of-the-art gym, which is continually upgraded, the library - with its grand piano and wall of books, billiards, and media room, 24-hour doorman, valet service for housekeeping, dry-cleaning/tailoring, and packages. The building's lounge, known as the Harbor Room, located on the 24th floor, has a full kitchen, cable TV, and stunning views of the Hudson, NY harbor and the Downtown skyline. The Harbor Room is available to owners to reserve for private events. All the common spaces are Wi-Fi enabled, and residents have an on-site business center and cold storage. There is a laundry room on every floor. The west-FiDi location is ideal for access to the Hudson River Parks, within two blocks of 4 major subway lines and PATH trains. Broad offerings of shopping - literally across the street from Westfield WTC mall, The Fulton Transportation Center, Eataly, and a Whole Foods 1 block away coming 1/2023. Financial District | Manhattan

Quick Profile

The Financial District (FiDi) today is a bit of a hybrid neighborhood, as the residential component continues to grow in an area that has been historically dominated by the financial and insurance industries. The residential experiment, which began more than two decades ago, continues to evolve in an area with a large concentration of older, large office buildings. Developers have taken to these aged buildings and have re-positioned them as residential properties. In turn, the public spaces, services and retail establishments needed for a thriving residential neighborhood have followed making this an important destination for city residents.

Since 2000, the residential population of the Financial District has nearly tripled in size from about 23,000 residents to more than 60,000 inhabitants. Many of the residential pioneers to FiDi were people attracted to the lower rents in the neighborhood, particularly the post-collegiate crowd. While the millennials still maintain a large footprint here, there are plenty of families that now consider the Wall Street area home.

Many of those that live in the Financial District walk to work. If you reside here and need to commute elsewhere, the transportation from here is about as good as it gets. Express trains can take you to Midtown, either east or west, in twenty minutes. Brooklyn is but a single subway stop away. There are also ferries across to Brooklyn, Queens and Staten Island.
