Property Description for 534A Pacific Street

Masterfully renovated and previously featured on the Boerum Hill House Tour, this exceptional two-family brownstone has been rebuilt to seamlessly integrate new systems and infrastructure with elevated finishes as well as bespoke character and is unlike anything else you'll find on the market. Spanning 4 full stories and nearly 3000 sq ft of living space plus an additional cellar, the home has an ideal layout: a sprawling owners' triplex with center staircase to maximize the footprint over an airy garden rental. A full-scale renovation of the entire home within the past few years incorporated a multitude of new additions, including: all mechanical systems and roof; cellar floor joists; dramatic parlor floor extension and sunswept terrace off the primary bedroom; beautifully outfitted kitchens and bathrooms; rich millwork throughout; Fujitsu AC/Heat Units with two zones per floor; radiant heat; Pella double-paned windows and sliders; among many others. The parlor level provides a sunlit and striking entrance to the home. With high ceilings, warm woodwork and a gas fireplace (including newly installed damper and chimney liner), the intimate living area opens to a spectacular kitchen that punctuates the space. Thoughtfully designed and replete with abundant custom storage, it is a true centerpiece to this level featuring floor-to-ceiling white stained white oak cabinetry, stylized open shelving, expansive island, quartz countertops, quilted stainless backsplash, professional Bertazzoni range and hood, Thermador refrigerator, and Fisher & Paykel dishwasher. At the end of the kitchen is the full-sized dining area highlighted by a wall of windows to the rear of the home. From there, a finely crafted metal staircase leads down to the South-facing garden, a tranquil and lushly landscaped oasis. A jewel box powder room – richly accented with a copper sink, ceiling and vanity mirror – round out the parlor floor. Upstairs, the second floor of the home is a sanctuary for the primary bedroom suite. The bedroom is awash in gorgeous light and opens to a large private landscaped terrace overlooking the home's verdant rear garden. The primary full bath is a nod to elegance with classic white subway and penny tiles, marble vanity, walk-in shower, and soaking slipper tub. This level also features abundant customized closets and sitting room that can easily be converted to an additional bedroom. The top floor is similarly tranquil and offers 2 bedrooms, an additional nicely appointed full bath, and washer/dryer. A spacious 1-bedroom rental unit on the garden level reflects the attention to detail and aesthetic found in the rest of the home. It includes contemporary bath and well-equipped kitchen; full washer/dryer; split A/C units; custom built-in storage and closets; ample space for a home office; and open South-facing living area with floor to ceiling windows that look out onto the garden. Nearby to the best neighborhood shops and restaurants in vibrant Boerum Hill, Cobble Hill, Park Slope and Fort Greene; cultural offerings in Downtown Brooklyn; just steps to over 8 subway lines at the convenient Atlantic Terminal transportation hub; Barclays Center and more.

Boerum Hill | Brooklyn

Quick Profile

Boerum Hill is a tiny, quiet, primarily residential neighborhood in Brooklyn. There are broad tree-lined streets that are filled with elegant three and four-story brownstones and townhouses, mostly built between 1840 and 1870. There is a definite family vibe to the neighborhood, but young professionals are moving in, and with them are coming trendy bars to cater to their desire for some measure of nightlife, without having to linger in Manhattan. These new bars and restaurants are being sandwiched in amongst existing shops on both Atlantic Avenue and Smith Street, which are the main commercial areas in Boerum Hill.

Boerum Hill offers a convenient location that is still able to maintain its small-neighborhood feel. Shopkeepers value their customers and remember their regulars. It continues to do what it was designed to do, namely provide small-town living in the very shadow of the big city. Boerum Hill is an easy commute to other parts of the city, making it easy to come home every day to the peace and tranquility of Boerum Hill while commuting to a job anywhere in the city.

The neighborhood is quite walkable and you can take the time to catch up with your neighbors while visiting on their stoops. Shopping on Atlantic Avenue is stress-free with no high pressure. You can meet with friends at any of the many coffee shops and while away pleasant hours in conversation. The dining scene on Smith Street is similarly laid-back. Don’t expect that there will be quite as much to see or do as there is in Manhattan, but there are a decent number of interesting bars and restaurants providing a measure of nightlife. The trade-off is worth it, as Boerum Hill provides a quiet, peaceful place to live and raise a family.
