Property Description for 70 Washington Street, 12-L

An exceptionally beautiful and thoughtfully reconfigured and renovated split 2 bedroom (1 interior), 2 bathroom home is on offer at 70 Washington Street, a coveted prewar condominium on the Brooklyn Waterfront. This approximately 1,600SF modernized, yet authentic, loft located in prime Dumbo was just freshly painted and features bleached bamboo floors, soaring 12+ foot ceilings, ample seamless storage (some designed by local artisans), oversized Citiquiet windows capped with custom linen shades, select LED lighting and more. Oblique views of the Brooklyn and Verrazano Bridges, the River, Governor’s Island, World Trade Center and the cityscapes of the two boroughs are picturesque. The generous great room is awash with afternoon light and provides plenty of space for entertaining, dining, lounging and, importantly in today’s world, working from home. A unique column along with architectural millwork by Atelier Sylvian Frey, high-end built-in storage and a bespoke convertible desk unit further enrich the ambience. Serve with ease from the gourmet open plan, center island kitchen equipped with refinished cabinetry adorned with distinctive hardware, chic Tom Dixon pendant lights, and premium appliances by Thermador, Viking and Sub-Zero, including a wine cooler and new Miele dishwasher. Unwind in your spacious, serene primary suite accessed through a made-to-order 9 foot bedroom door. Shades Store's blackouts keep the room dark for a sound sleep, Tom Dixon sconces set the mood, and 4 roomy, fully outfitted closets were created for storing your treasured belongings. The private 5 fixture bath is soothing and elegant, styled with a deep soaking tub and separate glass enclosed shower, Denby towel warmer and custom vanity, shower bed, carrera marble floor tiles and novel fixtures, fittings and hardware. The full guest bath is equally well-appointed. Use the second interior bedroom as comfortable sleeping quarters or a home office, complete with custom storage, millwork, and a rare eyebrow window affording light and ventilation. Other highlights are a laundry room complete with wash sink and LG washer (new) and dryer plus Nest controlled central air conditioning and smoke detectors, as well as improved ethernet service. Built as a factory in 1910 and converted to a condominium in 2005, 70 Washington treats its residents to enviable amenities like 24-hour attended lobby, package room, newly refurbished fitness center and 7,500SF landscaped roof deck with stunning views for lounging and socializing. The premier location in the heart of the Brooklyn Waterfront District is mere minutes from the lush 85-acre Brooklyn Bridge Park on the East River with tons of green space, events and activities. Nearby as well are trendy eateries (including Time Out Market New York with its curated dine-in, dine-out offerings), cafes, boutiques, art galleries and theater spaces, the A,C,2, 3 and F subway lines, and East River Ferry/Water Taxi to Lower Manhattan.

Dumbo | Brooklyn

Quick Profile

DUMBO, which is an acronym for Down Under the Manhattan Bridge Overpass, used to be a lively industrial and manufacturing zone, full of large factories and warehouses. These buildings have now been converted into expansive lofts, theaters, galleries, and office spaces for start-up companies. These larger residential spaces are attractive to families and creative artists and writers who need space to dream and create.

DUMBO was named in 1978 as a sort of reverse marketing ploy to try to keep people from swarming into the area, attracted by the quaint tree-lined streets, elegant historic brownstones, large lofts, and views of Lower Manhattan. It was felt that this influx of people would change the nature of the neighborhood. It was hoped that by giving the area a ridiculous name, nobody would want to live there.

Many of the neighborhood’s bars, hotels, and restaurants capitalize on the stunning waterfront views and the Manhattan skyline in the background. Interesting and fun cultural events are held under and around the Brooklyn and Manhattan Bridges that connect DUMBO to Manhattan. One of these is the annual Oktoberfest.

With beautiful vignettes of the Manhattan and Brooklyn Bridges being framed around every corner, DUMBO provides residents and tourists with charming, and often surprising, views. Because the neighborhood is eminently walkable and filled with unique shops, it feels like a small town on the edge of a major urban waterfront. Once people move to DUMBO, they tend to stay and become involved in the community.
