Property Description for 228 West 136th Street, 1

NO FEE RENTAL! Beautiful old world charm with all the modern luxuries you could want! This grand 17ft wide brownstone, originally built in 1910, has been tastefully renovated from top to bottom and the duplex with basement has a separate entrance and a very large private backyard oasis. The garden level is set up as the main living space. With one large room spanning the whole length of the house, you can enjoy open living and entertaining with many extras, like the electric fireplace, new floors, oversized island in the kitchen with room for seating and access to the backyard. The kitchen has been beautifully redone with a chef in mind; white lacquered cabinets, granite countertops that waterfall over the island and lots of integrated lighting. A powder room is also conveniently located on this floor. The fully finished basement is one of the largest and tallest ceiling basements on this block. The perfect place to create a movie room, game room or anything else you may desire with its large size and new LED recessed lights throughout make it feel part of the home rather than a basement. There is also a full size washer dryer and a utility room. The parlor level, with over 11ft ceilings, has 2 bedrooms that are adjoined by a den area that can become a perfect gathering place. A newly designed and renovated bathroom is conveniently located off the hall with all heated flooring and a glass enclosed shower. Beautifully preserved details such as the extra tall doors, decorative wood details throughout, window casings and original built in mirrors are also showcased. Also featured throughout a new central split-system AC, including the basement. Located in one of the most desirable parts of Harlem, on a beautiful tree lined block, and right by the historic Striver’s Row, this home is conveniently located a block over from St. Nicholas Park. Also nearby are Whole Foods, 2/3 and B/C trains, and lots more shopping, dining, entertainment and transportation. Showings are by appointment only. Pets are considered case by case. *Please note virtual tour includes other parts of the house as well, and that are not part of this unit.

Harlem | Manhattan

Quick Profile

The neighborhood called West Harlem by the locals is known as Manhattanville to neighborhood newcomers. The area is culturally diverse and might be considered a microcosm of the city as a whole.

Columbia University has recently expanded into the area, which is attracting student residents from all over the world. Together with students from the City College of New York and young professionals fleeing higher prices in other neighborhoods, this influx of younger residents has brought with it more restaurants and bars on W 125th Street to serve this clientele. There are also new ventures, like a rock-climbing gym, to cater to the interests of these students and young professionals. At the same time, there are many small, family-owned shops and restaurants that have been anchors of the neighborhood for multiple generations.

The area has been through a housing upgrade, as older properties have been renovated and abandoned properties have been razed to make room for new development. There are still reasonably priced apartments available. Young professionals are finding that there is a certain cachet to living in West Harlem. It provides a convenient commute to the city and all of its amenities, while providing a sense of escape at the end of a long work day.

While rentals are popular with the student population, the young professionals are delighted to find pre-war brownstones, pre-war co-ops (including some income-capped HDFCs for lower- and middle-income buyers), and post-war condos that they can afford, although prices are rising. Some new low-rise developments, sporting virtual doormen and desired amenities, are cropping up.
