Property Description for 305 East 24th Street, 7-TU

What are New Yorkers looking for today in an apartment – a large space, a home office, private outdoor space, the ability to have an in-unit washer/dryer? This apartment checks all the boxes. Welcome home to this incredibly spacious apartment with two bedrooms (convertible three), two full bathrooms, dining area, home office, and private outdoor space. Originally two separate units, this approximately 1,600 square foot apartment enjoys a sunny southern exposure and faces a quiet cul-de-sac. The living room has a wall of windows that measures approximately 18 feet across, while the adjacent dining area is amply big for a formal dining room table and chairs. Enjoy the large balcony, which has open views to the south, east, and west. It is perfect for dining outdoors, relaxing on lounge chairs, or even exercising. A roomy home office will allow you to comfortably work from home. In addition, the apartment offers abundant closet space, as well as a large storage room inside the apartment itself. In-unit washer/dryer permitted with board approval. New York Towers is a full-service building with a full-time doorman, concierge service, live-in super, package room, laundry room, bike storage area, storage room (waiting list), and on-site garage with direct access to the building and a discounted rate for owners. A locked second entrance without stairs is located on 25th Street, as is a Citi Bike station. Nearby supermarkets include Morton Williams, D'Agostino, Fairway, and Trader Joe's. A plaza and playground are located across from the building at the end of the 24th Street cul-de-sac. Pets are welcome with board approval. Pieds-a-terre, parents purchasing for children, co-purchasing, and guarantors allowed on a case-by-case basis. Subletting permitted with approval after one full year of occupancy (maximum two out of every four years). This fantastic Kips Bay location, with convenient proximity to subway and buses, is near the Flatiron District, NoMad, Gramercy Park, and Midtown. Beautiful, historic Madison Square Park is just minutes away, as are Union Square and Stuyvesant Square Parks.

Kips Bay | Manhattan

Quick Profile

If you take a walk through Kips Bay, which is loosely defined as the area between 23rd street and 34th street and the East River to almost Lexington, you’ll quickly learn it's a hodgepodge of sorts and not as well defined as other neighborhoods in New York City. Some New Yorkers say Kips Bay has an identity crisis because 1st, 2nd, and 3rd avenues are distinctly different from one another as you traverse them. Despite the perceived lack of neighborhood vibe there are others that appreciate its affordability and convenience.

First Avenue is dominated by hospitals and hospital buildings such as NYU Medical Center and Bellevue Hospital to name a few. Second Avenue is a mosaic of convenience stores, fast food joints and nondescript brick buildings. Third Avenue is saturated with small bars and gastropubs and the twenty somethings that patronize them.

No judgement against Kips Bay here. It’s a great neighborhood that is just as much a part of New York City as any other neighborhood. Kips Bay It’s bordered by Murray Hill to the North, Stuyvesant Town and Gramercy Park to the South, and Rose Hill to the West. The neighborhood is partly defined by newer high-rise apartments, brick rowhouses, and former tenement buildings.
