Property Description for 170 72nd Street, 592

Fully renovated 3BR/2bath penthouse with private terrace and incredible views of the City and Harbor in prime Bay Ridge! Located on the 9th floor on an elevator building, this sprawling light-filled home is in impeccable move-in condition and features a spacious floor plan, oversized windows including a bay window, original herringbone hardwood floors, and abundant sunlight and open space.

Upon entering, you'll immediately take notice of the abundant natural light, with oversized windows showcasing stunning views of the water and Manhattan from every room. The spacious living room leads to a newly renovated kitchen featuring KraftMaid cabinetry, Cambria quartz countertops and backsplash, and Samsung stainless steel appliances (4 door flex refrigerator, self-clean range, dishwasher and microwave.) A hallway off the living room leads to two bedrooms, both offering spectacular views of the city - the larger of these two bedrooms features oversized bay windows that bathe the room in natural light. The primary suite is separated from the rest of the living space by a hallway, offering a private secluded feel. It features a wall of windows with a glass doorway that opens to the private balcony with stunning views. It also boasts an en-suite bathroom! Both bathrooms are fully renovated and feature high-end fixtures, full-sized tubs, and classic white subway tiled walls.

Additional features include all new windows throughout, 7 closets!, upgraded electrical with dimmers, and concrete subfloors to decrease noise. Note: real estate taxes and all utilities (including electricity!) are included in your maintenance. Sellers will pre-pay the assessment through the ending date of July 2023. Building amenities include two laundry rooms, storage, parking (short wait list), a live-in super, and a landscaped courtyard. The building has undergone major capital improvements in 2021: a new roof, new boiler, and an updated facade. Pet-friendly and subletting allowed!

Ideally located near the subway, express bus, ferry, a variety of local shops, restaurants, waterfront parks and the Shore Road promenade. Call today to schedule a showing!

Bay Ridge | Brooklyn

Lush front yards and trimmed hedges are pretty common in Bay Ridge.

Quick Profile

Bay Ridge is an old-world neighborhood neatly tucked into the southwest corner of Brooklyn within the shadows of the Verrazano Bridge. The neighborhood is encircled by the Belt Parkway along the shore line and the Gowanus Expressway inland.

Bay Ridge, long known for its generational pull, has historically been home to a diverse number of ethnic groups. While the area is flush with people of Irish, Italian and Greek descent, these ethnic communities have been joined by larger numbers of new groups, including people with Russian, Polish, Asian and Middle Eastern backgrounds. The Arab American community today in Bay Ridge represents the largest concentration of Arab Americans in New York City.

For many years, Bay Ridge and its waterside location, would attract the affluent. But most of the mansions that once lined Shore Road are long gone and have been replaced by six-story apartment buildings.

Aside from the low-rise apartment buildings, the neighborhood pretty much consists of one and two-family homes. Lush front yards and trimmed hedges are pretty common here.

Current zoning and limitations on building heights restrict any out of the norm development. At present, the future beholds small development on some of the commercial strips and teardowns of older homes for smaller residential projects.
