Property Description for 47 Bay Ridge Parkway

Abundant natural sunlight is the star of this spacious, semi-detached single family home with a deck, backyard, private driveway, and garage at 47 Bay Ridge Parkway. Whether it’s the variety of recreational activities available at Bay Ridge’s coveted waterfront parks you seek or express coach-style buses to Manhattan, both are only about a block away. This lovingly maintained house has been in the same family for over 60 years* and is comprised of about 3000 square feet of usable space with 4 bedrooms plus study, 2.5-bathrooms, and an English-basement. The home has great bones, a nice flow, and can be occupied while you make upgrades to your personal taste. The sprawling south-facing living room perfect for entertaining boasts four large windows and an archway between the living space and dining area maintains the open flow while creating two distinct spaces. The dining room features an original stained glass window and is accessible to a modern 3/4 bathroom. The mid-century, “arts and crafts” style eat-in-kitchen with brand new dishwasher, features quality-crafted wooden cabinets that provide generous storage and plenty of workspace for preparing meals. A deck off the kitchen, large enough for a grill and dining set, leads to a yard perfect for gardening and outdoor entertaining on warm summer nights. One floor up are three well-apportioned bedrooms, including a spacious south-facing primary bedroom with two closets and a charming, vintage-style windowed bathroom with double vanity. Beautiful original parquet floors add warmth and charm throughout the second floor. The finished attic features hardwood floors and pitched ceilings high enough to comfortably use as two additional rooms for working from home and overnight guests, while also providing extra storage with three more closets. The English-basement, which can be closed off for separate access from the driveway, is currently used for storage and laundry, but it has a windowed half bath and can easily be finished as an open recreational space or divided into two windowed rooms. 47 Bay Ridge Parkway is located in Bay Ridge, a Brooklyn waterfront community that offers small town charm and a friendly neighborhood vibe, while still being accessible to big city amenities and resources. It is convenient to the subway, express bus, top-rated restaurants, charming shops, an array of specialty markets and grocery stores, well-regarded schools, playgrounds, a botanic garden, and an abundance of parks and outdoor recreation, including cycling, fishing or running along the promenade, tennis, basketball, baseball, soccer, and more! * Roof was done in 2021, Boiler is from 2001, Hot water heater is from 2015, Electric upgraded in 2007 to 200 amp service. Bay Ridge | Brooklyn

Lush front yards and trimmed hedges are pretty common in Bay Ridge.

Quick Profile

Bay Ridge is an old-world neighborhood neatly tucked into the southwest corner of Brooklyn within the shadows of the Verrazano Bridge. The neighborhood is encircled by the Belt Parkway along the shore line and the Gowanus Expressway inland.

Bay Ridge, long known for its generational pull, has historically been home to a diverse number of ethnic groups. While the area is flush with people of Irish, Italian and Greek descent, these ethnic communities have been joined by larger numbers of new groups, including people with Russian, Polish, Asian and Middle Eastern backgrounds. The Arab American community today in Bay Ridge represents the largest concentration of Arab Americans in New York City.

For many years, Bay Ridge and its waterside location, would attract the affluent. But most of the mansions that once lined Shore Road are long gone and have been replaced by six-story apartment buildings.

Aside from the low-rise apartment buildings, the neighborhood pretty much consists of one and two-family homes. Lush front yards and trimmed hedges are pretty common here.

Current zoning and limitations on building heights restrict any out of the norm development. At present, the future beholds small development on some of the commercial strips and teardowns of older homes for smaller residential projects.
