Property Description for 115 East 9th Street, 7-D

Introducing 7D, an exquisitely renovated 1 bedroom with open views of Astor Place at the fabulous, full-service, mid-century modern St. Mark – right in the heart of Greenwich Village. 7D faces has wonderful proportions with a generous open kitchen looking out into the south-facing great room stretching 24 feet providing either a loft-like lifestyle or distinct living and dining and living areas. An oversized picture window looking onto the beautiful architectural details of Cooper Square anchors the space. However, it’s the sultry and stylish renovation that will truly blow you away. As you enter, the custom coat closets in solid maple and full-length mirrored panels are revealed by tall sliding doors in a stunning dark oak that’s carried all throughout the home. The plentiful kitchen cabinetry is equally stunning paneled in the same wood finish with a smoked mirror backsplash behind open shelving, a Liebherr fridge, Samsung range, and a fisher Paykel dishwasher drawer. 3 hand-blown pendant lights by KEEP Brooklyn (included in the sale) hang over the bar which is designed for FIVE barstools and made of a rare, limited edition marble from Angola, that also carries throughout. Beautiful custom millwork topped with sleek stone runs along the length of the great room and under the windows providing exceptional storage, a home for the air conditioning units, and even a built-in bar with beverage fridge. The walls are venetian plaster, floors are wide plank oak, and the thoughtful intuitive LED lighting scheme throughout is controlled by high-tech Legrand panels. The 55-inch Sony Oled 4k TV is included in the sale. The King size bedroom was designed with 2 deep custom maple closets with automatic lighting, plus built-in cabinetry around the perimeter providing fabulous storage and a home office setup right in front of glorious picture window #2. Dare I say the best seat in the house. With a built-in king-size bed and side table in matching wood (included), you can move right in with no additional bedroom furniture required. Off the hallway vestibule clad in smoked mirror and matching wood, the bathroom footprint was expanded in the renovation providing a wonderful linen closet and massive standing shower. In addition to the sink and deep custom medicine cabinet, there is a second mirrored vanity area with even more storage, making wonderful use of every inch of space. The St. Mark is a full-service building with 24-hr doorman, resident superintendent, children's playroom, central laundry room, and parking garage with access from within the building. Bicycle and basement storage are also available. We are conveniently located near the 6 line at Astor Place and the first Wegmans opening in NYC. The Union Square farmers market, Washington Square and Tompkins Square parks, and multiple supermarkets including Whole Foods, Trader Joe's, H-mart, and numerous 15-minute delivery fulfillment centers are nearby. It doesn’t get more central than this. 75% financing allowed. Monthly maintenance is low due to no underlying mortgage and commercial income. No assessments or flip tax. Flexible sublet policy after 2 years of ownership. We look forward to showing you.

Greenwich Village | Manhattan

Quick Profile

Birthplace of beatniks, Greenwich Village has always been a neighborhood bursting with creativity, home to artists, poets, musicians and writers. There is a lot of foot traffic in the neighborhood, as it gives convenient access to many other neighborhoods. There are a lot of popular eateries on MacDougal Street and bars on Bleecker Street. The neighborhood has a bit of a college-town feel, due to the presence of NYU. There aren’t large chain stores here, so it isn’t really a mecca for shopaholics, but you can find interesting vintage stores and specialty boutiques.

Available housing is centered on pre-war walk-ups. You can find good deals on the quieter, tree-lined side streets, as opposed to the bustling avenues. There are pockets of brownstones and townhouses, some dating back to the early 19th century, throughout the neighborhood, as well. You will find more luxurious housing in the newer high-rise buildings on Park and Fifth Avenues.

Washington Square Park is the heart of the neighborhood. If you sit near the Arch and close your eyes, you might catch an echo of the music and social history of the Park, floating through the air. Greats like Joan Baez, Bob Dylan, and Paul Simon started their storied careers right here in Greenwich Village. Today, the Village is a celebration of diversity, where everyone is welcome.
