Property Description for 454 West 46th Street, 3-CN

Sunny, spacious and sleekly renovated 2-bedroom/convertible 3-bedroom loft at the historic Piano Factory in Hell's Kitchen, the Downtown alternative. Circa 1873, the Piano Factory is truly one of the most distinctive and architecturally interesting loft conversions in all of Manhattan. This unique and rarely available loft is currently configured as 2-bedrooms with 1 ½ baths, but could easily be converted into a 3-bedroom / 2-full bath loft. It features a gut renovated kitchen, newly skim-coated walls and ceilings, new baseboard heating covers and refinished oak hardwood floors throughout. A welcoming entry foyer ushers you into the inviting open concept kitchen, living and dining areas, which features great light and cross-ventilation thanks to 3 large south-facing windows overlooking the landscaped courtyard and architectural details of the Piano Factory and 3 large north-facing windows with treetop and streetscape views of West 46th Street, one of the most beautiful residential blocks in Hell’s Kitchen. The open design of these rooms lends to a more ideal setup if you enjoy entertaining guests, cooking while watching TV, or enjoying your morning coffee while taking in the tranquil courtyard views. The cook’s kitchen opens to the living/dining area and features stainless appliances, plentiful cabinetry for storage and ample countertop space for food preparation. A large functional kitchen island separates the kitchen from the living and dining areas and provides even more cabinetry and countertop space, and can comfortably seat four people for casual dining. The desirable split 2-bedroom layout provides the utmost privacy to both bedrooms. The current layout could easily be converted to a 3-bedroom layout thanks to the oversized primary bedroom, which could be configured into 2 equal and well-proportioned bedrooms or home offices. The current oversized second bedroom could then serve as your primary bedroom, comfortably accommodating a king-sized bed. The half bath adjacent to this bedroom could be converted to a full en-suite bath. (Please note: bedrooms are virtually staged; baths need updating) Your entry to this exceptional loft really begins from the moment you walk through the cast iron gates of the Piano Factory into the captivating European-style landscaped courtyard of this historic building. Your heart and soul tell you that you’ve truly entered a very unique and special place, unlike any place you’ve ever seen before. It’s truly one of the most distinctive and architecturally interesting loft conversions in all of Manhattan. Dating back to the late 1800’s, the Piano Factory is a loft-conversion on the site of the former Wessell, Nickel & Gross Company, a piano works and soundboard manufacturer. The interior courtyard originally served as the factory’s horse stables and storage yard. Today the landscaped courtyard is punctuated by striking original steel catwalks and inviting seating areas. The Piano Factory has frequently been used for movie and television filming because of its photogenic beauty. The building is a well-established co-op with a live-in super that permits pets, pied-a-terres, gifting and subletting. Washer/dryers are permitted with coop board approval. Low monthlies of $2,066.44 make this loft even more compelling. Located on a charming tree-lined block in the heart of vibrant Hell’s Kitchen, this home is at the center of quintessential New York living, just steps from the Theater District and the heart of Midtown. Hudson Yards and the Brookfield Manhattan West developments to the south and the Columbus Circle shops and Whole Foods to the north provide premier shopping, dining and entertainment. The High Line, the Hudson River Greenway and nearby Central Park provide glorious outdoor space options. The eclectic restaurant scene of 9th Avenue is just around the corner and legendary Restaurant Row is a block away. Transportation is unbeatable with Port Authority and Times Square providing immediate access to the A/C/E, 1/2/3, N/Q/R/W, S and 7 trains. Several CitiBike stations are also nearby.

Hell's Kitchen | Manhattan

Quick Profile

There is some mystery surrounding Hell’s Kitchen and how it got its name. There’s the tale about two policemen discussing how horrendous the neighborhood was back in 1880’s. The rookie cop turned to the veteran cop and said, “this place is hell.” The veteran cop replied, “No, this is hell’s kitchen.” Some say it's named after a notorious 19th century motorcycle gang. Even the historians will tell you the neighborhood's name has dubious origins.

Regardless of how it got its name, Hell’s Kitchen is here to stay.

Hell’s Kitchen is an iconic neighborhood on the west side of Manhattan. Its boundaries are 34th and 59th streets and 8th Avenue to the Hudson River. The neighborhood has a dense urban feel with plenty of bars, bodegas, restaurants and coffee shops. It’s inhabited by an eclectic mix of young professionals, long term residents from the old days, LGBQT community and members of the performing arts community - due to the highest number of off Broadway theatres in all of New York CIty.

From the early 1800’s to the 1980’s, Hell’s Kitchen held the title for one of the toughest neighborhoods in the city. In its early history it was populated by poor working class Irish and street gangs. Riots, violence, and crime were not uncommon. During prohibition times it was said that Hell’s Kitchen had more speakeasies than children.

Several attempts of neighborhood rebranding have taken place over the years. Clinton, Midtown West, and even the short-lived Hell’s Canyon are a few of the replacement names that have been used. Hell’s Kitchen has a lot of grit and no shortage of fortitude. A trendy name change seems doubtful.

Hell’s Kitchen benefited greatly from the Times Square clean up in the 1990’s. When crime rates lowered and adult theatres and prostitution disappeared, Times Square became less sleazier. Soon after, Hell’s Kitchen changed. The days of Gangsters, Irish immigrants, and rough and tumble housing tenements are part of its storied history. They’ve been replaced with bars, bodegas, restaurants, off broadway theatres, and luxury buildings. The recent completion of Hudson Yards and the Highline extension has brought new life into Hell’s Kitchen

Low-rises, brownstones, row houses and 5 to 6 floor walk ups with studio and one bedroom apartments are common in Hell’s Kitchen. The local zoning laws from previous years kept the building heights on the lower side. Over the past decade, developers have been granted exceptions to building height zoning laws and created more modern highrise developments.
