Property Description for 480 Park Ave, 5-G

Spectacular design, style and craftsmanship are hallmarks of a modern renovation of a classic Emery Roth six room residence. This home has a twenty-eight foot living room, almost fourteen foot formal dining room, two bedrooms, a guest room and three full bathrooms. A bibliophile's love of art and joy in entertaining were the inspiration for this harmonious renovation maintaining the prewar elegance with modifications for today's lifestyle.

Enter an exquisite Lobby that is indicative of Emery Roth's reputation for elegant living and a preview of his trademark details: oversized rooms, high ceilings and hardwood floors. The entry foyer is the perfect receiving room that leads you into a stunning living room. Serene with a custom lighting plan, floor to ceiling bookcases complete with a sliding mahogany library ladder, a bar, travertine mantel surrounding the working fireplace, three oversized single pane windows, herringbone hardwood floors and 9'-6" ceilings. Walk through the built-in bookcases on either side of you, into a grand library and study. This was the second bedroom which was smartly opened into the adjacent living room, creating a dramatic focal point for the entertaining space. With pocket doors and its own full bath, it can easily still be a second bedroom.

The corner primary bedroom suite is entered from walking through a wondrous hall, that upon discovery is a grand dressing room with spectacular built-ins on either side of a dressing hallway. The bedroom features a large ensuite windowed bath, a wonderful walk-in closet, more built-in bookcases, and also single paned oversized windows.

A breakfast room was cleverly created from borrowing some footage from the entry foyer. This charming room has a wet bar with shelving above. The adjacent windowed kitchen is truly a cook's delight with sprawling counters, abundant floor to ceiling cabinetry, and appliances such as Viking, Subzero, Miele and Bosch. Not to mention the wine cooler, washer/dryer. The formal dining room is the center of style for entertaining. It's beyond inviting, with grand proportions and 20-foot-wide floor to ceiling china storage cabinets with flush doors. The guest room is complete with its own ensuite windowed full bath. This home is truly a rare find, welcoming, warm and the perfect setting for engaging conversations, as well as a quiet retreat. For year round cooling there is a PTAC unit in the living room and through wall air conditioners in all other rooms.

There is an attractively low monthly maintenance and low electric. Pied- a-Terres are allowed. Pets are permitted. 50% maximum financing allowed and there is a 2% buyers flip tax.

480 Park Avenue has a grand stately lobby with ornamental plaster ceilings, marble walls and floors, elegant columns and the residences are accessed through three elevator banks. 480 is known for it's distinguished white glove services, and excellent amenities. This premiere Emery Roth building was constructed in 1929, and incorporated in 1951. Impeccable services from the full time concierge, building manager, doormen and porters. Amenities include a landscaped roof garden, a fitness room, on-site dry cleaners, storage, and central laundry room. Perfectly located on 58th Street, two blocks from Central Park, fine dining and world renowned shopping.

Midtown East | Manhattan

Quick Profile

Midtown West and Midtown East have a lot in common. They’re bustling, iconic, and full of people. But just like siblings, their personalities can be vastly different. Midtown East is a bit more sophisticated and doesn’t quite have the vivacity and unruliness that its westerly counterpart exudes.

Midtown East is bordered by 42nd to the south, 59th Street to the north, 5th Avenue to the west, and 3rd Avenue to the east.

The neighborhood is famous for its high-end stores, tourist attractions, posh hotels (budget ones too), and iconic architecture. Midtown East is also one of the largest financial and business hubs in Manhattan. During normal business hours the sidewalks are full of commuters and people moving from point A to point B. In the early evening, when the masses have left for the day, things suddenly get a little quieter and the sidewalks have a lot less foot traffic.

Although largely a commercial neighborhood, residential areas of Midtown East do exist on the eastern section of the neighborhood.

Grand Central Station is located in Midtown East and like Midtown West, it’s an extremely commutable neighborhood. The 4, 5, 6, 7 and S trains whisk people in and out of the neighborhood 24 hours a day. Grand Central Station also serves as a hub for New York State and Connecticut commuter rails. These trains can take you anywhere along the Hudson River or up into Connecticut. It’s perfect for day tripping.
