Property Description for 156 Waverly Place

BRING OFFERS: PRIME GREENWICH VILLAGE TOWNHOUSE OPPORTUNITY: 6000+sq ft/22.25ft Wide/ DELIVERED VACANT
156 Waverly Place was built by Lambert Suydam in 1839 as part of a row of eight Greek Revival town houses, comprising most of the block, on land formerly part of the Alfred S. Pell estate. Suydam, formerly president of the Manhattan Gas Light Company, became president a few years later of the New York Equitable Fire Insurance Company. No. 156 best represents the original appearance of this row. It is three and one-half stories in height plus garden level and has a unique attic story set within a high entablature. Above its stepped architrave was a frieze of delightful bull's-eye windows, of which the two central ones remain., while the two outer ones have been remodeled to provide small double-hung sash windows. This beautiful house was the home of William H. Powell, merchant in 1851. Currently there are six apartments. Many original details include high ceilings throughout, 10 Fireplaces with original mantels, a huge garden with separate patio, third floor terrace and fabulous roof top views. Lower level basement has huge potential for the wine connoisseur. The building is sprinklered and will be delivered vacant. This presents an excellent opportunity for conversion to a One Family home or for development into Floor-Through Condo or Rental units. Possible air rights. PERFECT FOR 1031 Clients

Greenwich Village | Manhattan

Quick Profile

Birthplace of beatniks, Greenwich Village has always been a neighborhood bursting with creativity, home to artists, poets, musicians and writers. There is a lot of foot traffic in the neighborhood, as it gives convenient access to many other neighborhoods. There are a lot of popular eateries on MacDougal Street and bars on Bleecker Street. The neighborhood has a bit of a college-town feel, due to the presence of NYU. There aren’t large chain stores here, so it isn’t really a mecca for shopaholics, but you can find interesting vintage stores and specialty boutiques.

Available housing is centered on pre-war walk-ups. You can find good deals on the quieter, tree-lined side streets, as opposed to the bustling avenues. There are pockets of brownstones and townhouses, some dating back to the early 19th century, throughout the neighborhood, as well. You will find more luxurious housing in the newer high-rise buildings on Park and Fifth Avenues.

Washington Square Park is the heart of the neighborhood. If you sit near the Arch and close your eyes, you might catch an echo of the music and social history of the Park, floating through the air. Greats like Joan Baez, Bob Dylan, and Paul Simon started their storied careers right here in Greenwich Village. Today, the Village is a celebration of diversity, where everyone is welcome.
