Property Description for 380 Lenox Ave, 6-D

Welcome home to quite possibly THE best line & layout available at The Lenox, Central Harlem's premier condominium. From the sunny south & open west exposures to the oversized rooms & seemingly-endless closet space (9 total in this apartment), this three bedroom home is bright, expansive, and turn-key.

Immediately upon entering, guests are greeted by a formal foyer and entry gallery with two coat closets and a tucked away in-unit washer dryer. A wide hallway leads to a generous kitchen, flanked by a spacious, 30-foot deep, west-facing primary suite on one side and a large guest bathroom on the other. The kitchen is truly the heart of this home, offering a stainless-steel appliance suite, ample counter space, and floating cabinetry.

The kitchen overlooks the Great Room. Measuring almost 27 feet long, the Great Room plays host to separate living and dining areas framed by oversized windows awash with sunlight and sweeping views out over Lenox Avenue. Enjoy endless sunsets year round Another hallway separates the kitchen from the other two bedrooms, which feature sunny southern exposures and multiple closets, including a walk-in storage room.

The Lenox is a full service condominium offering fabulous amenities, low monthlies, and the largest 2-3 bedroom apartments around: 24-hour doorman/concierge, on-site parking garage, fitness center, laundry room on each floor, and a roof deck provide everything you need within the comfort of your new home. Take advantage of below-average common charges and a 421-a tax abatement running through 2033. Surrounded by convenience and a lively social scene, The Lenox is the textbook definition of a prime location: Situated between South Harlem & Morningside Heights, the building is mere blocks to the 2/3 and minutes to the A/C/B/D/4/5/6 trains. There are numerous buses, including the M7, M102 and and the M60 to LaGuardia Airport. It's also close to the 125th Street MetroNorth Station for easy access to Westchester and Grand Central. Care to stay local? Enjoy a grocery store on the ground floor, venture to Whole Foods on 125th (Trader Joe's coming soon), or head on over to acclaimed restaurants such as The Red Rooster, Sylvia's, Corner Social and The Harlem Beer Garden.

Harlem | Manhattan

Quick Profile

The neighborhood called West Harlem by the locals is known as Manhattanville to neighborhood newcomers. The area is culturally diverse and might be considered a microcosm of the city as a whole.

Columbia University has recently expanded into the area, which is attracting student residents from all over the world. Together with students from the City College of New York and young professionals fleeing higher prices in other neighborhoods, this influx of younger residents has brought with it more restaurants and bars on W 125th Street to serve this clientele. There are also new ventures, like a rock-climbing gym, to cater to the interests of these students and young professionals. At the same time, there are many small, family-owned shops and restaurants that have been anchors of the neighborhood for multiple generations.

The area has been through a housing upgrade, as older properties have been renovated and abandoned properties have been razed to make room for new development. There are still reasonably priced apartments available. Young professionals are finding that there is a certain cachet to living in West Harlem. It provides a convenient commute to the city and all of its amenities, while providing a sense of escape at the end of a long work day.

While rentals are popular with the student population, the young professionals are delighted to find pre-war brownstones, pre-war co-ops (including some income-capped HDFCs for lower- and middle-income buyers), and post-war condos that they can afford, although prices are rising. Some new low-rise developments, sporting virtual doormen and desired amenities, are cropping up.
