Property Description for 435 West 31st Street, 33-H

Lease assignment for this gorgeous high floor one bedroom at the highly desirable Eugene (694 sqft).

This apartment has incredible, unobstructed views of downtown Manhattan, including the World Trade Center, the Hudson River, the Statue of Liberty and so much more. It is south facing so we get bright, natural light in our apartment during the day and stunning sunsets in the evening.

The unit includes a washer / dryer, a large bathroom, ample storage space, floor to ceiling windows, a modern kitchen with stainless steel appliances, and a bedroom closet with built in shelves and organizers. The windows are very well insulated from loud city noises, which is especially helpful at night.

Rent includes gas, heat and hot water. Rent is also far lower than market-rates given we had a Covid deal that was extended since we were long-term tenants.

The building itself offers top-notch amenities including a full-court basketball court with pickup games a frequent occurrence, full-service gym that has everything you could possibly need including squat racks, bench presses, plenty of free weights, cardio equipment, Peloton bikes, spin & pilates/yoga rooms, and more. There is also an arcade, billiards lounge, library, golf simulator, and rock climbing wall.

The building offers a gorgeous deck located on the 62nd floor of the building (which even by NYC standards stands tall above most other buildings around). Offers 365 degree views of New York City, plenty of grill space, an indoor piano lounge, and full indoor kitchen / lounge area. These amenities require a monthly membership fee of $185 for full access to the above (which we highly recommend but is certainly not ).

Chelsea | Manhattan

Quick Profile

The row houses portray the world-class architecture of Greek Revival, Italianate and Georgian styles. The population is both ethnically and socially diverse, which is reflected in the restaurants and retail businesses in the neighborhood.

Western Chelsea is the center of the NYC art world, where you will find more than 200 art galleries housed in rehabbed factories and warehouses, as well as in newly-constructed buildings.

While people of many different cultures call Chelsea home, it has been a mecca over the years for people in the LGBTQ community. One census reported that as many as 22% of its residents were gay couples. Eighth Avenue is a trendy area for LGBTQ-oriented dining and shopping. Although it no longer draws the LGBTQ population that it once did, Chelsea still has many popular alternative bars.

Chelsea is primarily residential, consisting of a mixture of diverse complexes, low-rise apartment blocks, tenements, townhouses, renovated row houses, and luxury high-rises.

Chelsea is an interesting and sought-after place to live, with unique clothing boutiques, restaurants, and delis representing cultures from around the world. In addition to its quirky establishments, Chelsea has fine dining restaurants and a vibrant, hip nightlife, which adds to its allure.

Chelsea is well-served by public transportation. At least six city bus routes traverse Chelsea. There are three NYC subway routes with stops on Seventh Avenue, three on Eighth Avenue, and two more on Sixth Avenue. The 34th Street - Hudson Yards Station opened in 2015 with its main entrance in Chelsea.
