Property Description for 215 East 24th Street, 823

Massive Price Reduction! Owner Says Sell...Penny Lane is one of the most sought-after coop buildings in Gramercy Park and you have the rare opportunity to purchase this huge sun filled top-floor studio that has spectacular open views of the Chrysler Building and a little bit of the Empire State Building too. Because 823 needs work you save a bundle. No doubt about it, apartment 823 has good "bones" just look at that virtually staged photo of the living space...WOW! The bathroom needs to be renovated for sure, but the kitchen with the stainless-steel refrigerator and the brand new 3-burner cooktop is definitely functional the way it is. The apartment needs some "love" and that is why the asking price is so low and being sold "AS IT IS". What makes this an even more attractive purchase, is the LOW monthly maintenance of $1025/month AND there is NO FLIP TAX! Also, another huge bonus is 823 is the end unit so the common roof deck is literally right outside your door. It is as close as you can get to having a private outdoor space without it being attached to your apartment. Some of the other great features of the apartment include the extraordinary closet space, open kitchen, Juliette balcony and the huge rectangular living space which is as big as some one-bedroom apartments. Building amenities and services include 24/7 doorman, live-in resident manager, laundry on EVERY floor, roof deck, on-site garage (special rate for shareholders), bike storage (nominal annual fee) and storage cages (monthly fee). If you are looking to buy your first home, tired of renting when you can own for less, like the idea of purchasing a "fixer upper" and making it your own, then you need to schedule a showing today because this apartment will be gone tomorrow.

Kips Bay | Manhattan

Quick Profile

If you take a walk through Kips Bay, which is loosely defined as the area between 23rd street and 34th street and the East River to almost Lexington, you’ll quickly learn it's a hodgepodge of sorts and not as well defined as other neighborhoods in New York City. Some New Yorkers say Kips Bay has an identity crisis because 1st, 2nd, and 3rd avenues are distinctly different from one another as you traverse them. Despite the perceived lack of neighborhood vibe there are others that appreciate its affordability and convenience.

First Avenue is dominated by hospitals and hospital buildings such as NYU Medical Center and Bellevue Hospital to name a few. Second Avenue is a mosaic of convenience stores, fast food joints and nondescript brick buildings. Third Avenue is saturated with small bars and gastropubs and the twenty somethings that patronize them.

No judgement against Kips Bay here. It’s a great neighborhood that is just as much a part of New York City as any other neighborhood. Kips Bay It’s bordered by Murray Hill to the North, Stuyvesant Town and Gramercy Park to the South, and Rose Hill to the West. The neighborhood is partly defined by newer high-rise apartments, brick rowhouses, and former tenement buildings.
