Property Description for 40 East 9th Street, 4-F

Welcome to Apartment 4F, a fully renovated (in 2020) winged, 2 bedroom, 2 full bathroom home located in Greenwich Village’s full-service boutique Co-Op, The Sheridan. Enter the home through the proper foyer and you are immediately taken by the grand scale of the 32’+ long great room, spacious and comfortable for both your dining room and living/family room. The light shines brightly through your over-sized picture windows illuminating the room throughout. The over-sized great room is perfect for entertaining. It has an electric fireplace with stone mantle, built-in bookshelves framing an oversized walk-in closet adjoining a piano nook (closet and piano nook can also be converted into an office), and a separate dining area, easily accommodating seating for 8. Step out of your living room and enjoy your morning coffee or evening dinner and drinks on your large terrace (7'3" X 13'4") floating over the building’s beautiful & extensive English garden set-back off of the tree lined, pin-quiet 9th street. The large, newly renovated open-style kitchen with eastern facing window, has an abundance of crisp white cabinets, gray and white mini tile backsplash and details, gray stone countertops and breakfast bar. The appliances, including your wine refrigerator, are all stainless steel and the tiled gray and white kitchen floor, ties this beautiful kitchen all together. The primary bedroom also faces on to the beautiful English garden and has incredible custom built-in closets. A nook near the window makes for a perfect office area. The en-suite bathroom is crisp with white and gray stone tiles, polished chrome finishes, abundant open and closed cabinet space, and a large walk-in shower with a frameless glass enclosure, a stone bench and recessed built-in stone shelving. The second bedroom, located off of the great room, is on a north-eastern corner over the garden, has beautiful views and light, built-in window shelves, and is perfect for a second bedroom or office. The second full bathroom is conveniently located off the foyer, easily accessible for guests. A similar palette of white and gray tile like the primary bathroom, this one has a bathtub with glass sliding doors and recessed built-in stone shelves. Lovely light colored engineered wood flooring throughout the home, new through-the-wall A/Cs, 2 extra-large custom walk-in closets, and no expense spared to maximize built-in cabinets/storage space make this home a must see. The Sheridan, located in the heart of Greenwich Village is a full service co-op set back from the street and is known for its beautiful year-round blooming garden. Amenities include 24-hour doorman, live-in super, attended parking garage, bike storage, extra storage and a central laundry room. Pets are welcome/allowed. 70% financing allowed. Close to all major transportation (steps to Astor Place, Union Square, West 4th subways), Washington Square and Union Square parks, fine dining and shopping (easy walk to shop at Trader Joe, Whole Foods, and soon-to-open Wegmans).

Greenwich Village | Manhattan

Quick Profile

Birthplace of beatniks, Greenwich Village has always been a neighborhood bursting with creativity, home to artists, poets, musicians and writers. There is a lot of foot traffic in the neighborhood, as it gives convenient access to many other neighborhoods. There are a lot of popular eateries on MacDougal Street and bars on Bleecker Street. The neighborhood has a bit of a college-town feel, due to the presence of NYU. There aren’t large chain stores here, so it isn’t really a mecca for shopaholics, but you can find interesting vintage stores and specialty boutiques.

Available housing is centered on pre-war walk-ups. You can find good deals on the quieter, tree-lined side streets, as opposed to the bustling avenues. There are pockets of brownstones and townhouses, some dating back to the early 19th century, throughout the neighborhood, as well. You will find more luxurious housing in the newer high-rise buildings on Park and Fifth Avenues.

Washington Square Park is the heart of the neighborhood. If you sit near the Arch and close your eyes, you might catch an echo of the music and social history of the Park, floating through the air. Greats like Joan Baez, Bob Dylan, and Paul Simon started their storied careers right here in Greenwich Village. Today, the Village is a celebration of diversity, where everyone is welcome.
