Property Description for 281 Skillman Street

First showings 2-3pm Saturday March 18th and 10am-11am Sunday March 19th, no appointments needed.

Charming Two-Family with backyard guest cottage on the cusp of Clinton Hill and Bedford Stuyvesant. A block and a half from true Clinton Hill, 281 Skillman is on a side street between Lafayette and Dekalb Aves, a few short blocks to all of prime Clinton Hill's restaurants, bars and shops.

The home itself is a Two-Family, currently configured as an owners 2BR 1.5bath garden/parlor duplex + electrified and insulated backyard guest room/studio + basement, and a 2BR rental upstairs. The owner's kitchen and baths are renovated and modern, while the home retains many original antique details - marble mantles throughout, original flooring on the parlor, crown and plaster mouldings, pocket doors, antique wood door and window mouldings, original arched front doors, cornice and decorative exterior window surrounds. Parlor floor ceilings are 10ft, top floor 9ft 10", garden level just shy of 8ft.

Owner's kitchen is open floorplan with high-end stainless steel appliances and range hood, white Caesarstone, grey cabinetry, and an L-shaped island with seating. Large dining area and living room with a marble mantled decorative fireplace. Downstairs bathroom has washer/drier and stylish tilework. Middle floor bath has deep rectangular soaking tub/shower.

Interior of the home is approximately 2100sf and could be easily reconfigured into a generous Single Family Triplex with three to five bedrooms and three baths (see alternative upper floor on floorplan). The size of the lot would allow expansion of up to 3866sf, so plenty of options for a larger home as well.

The backyard is enormous - over 56ft deep, with pergola covered patio and garden areas and a separate backyard cottage/guest room/studio that is fully insulated and electrified. The backyard cottage has its own roof-deck as well.

Located around the corner from both Classon and Bedford G stops. A perfect location to enjoy all the amenities of Clinton Hill, without Clinton Hill's $3million+ prices. Current taxes a surprisingly low $2,724.48 per year ($227.04 a month!).

Bedford Stuyvesant | Brooklyn

Quick Profile

Known for its historic brownstones and tight-knit enclave, Bed-Stuy has increasingly left behind its early reputation for being a “bedroom community” and transcended into a highly desirable neighborhood.

Distinct for its aesthetic, it is populated with ornate buildings characterized by cornices, friezes, finials, fluting and other marks of classic architecture. Built up during the period from 1870 to 1900, its historic district runs to the north of Jefferson Avenue, to the east of Malcolm X Boulevard and to the west of Tompkins Avenue.

At one point known as “Brooklyn’s Little Harlem,” the shape of the area has shifted toward attracting a wider demographic of people thanks to the influx of bars, restaurants, antique furniture stores and vintage boutiques. More police enforcement paired with the decline of the crack epidemic at the beginning of the 2000s also opened the door for increased development, as well as the occupation of formerly abandoned buildings and spaces.
