Property Description for 149 Prospect Park Southwest, 12

Recently renovated, this home captures the spirit and history of its Prospect Park location. You might even imagine, as you look out from the living room, a view of Parc Monceau in Paris. That's because the rooms have a distinct Parisian ambience of sophistication and grace. The apartment has been carefully re-designed to maximize use and flexibility while preserving the vintage finishes and details that are so pleasing to the eye. A new modern kitchen and bath complete the formula for this truly move-in ready home.

Let's start at the beginning with the colorful vestibule, created during the renovation. From the wainscoted hallway, you catch a glimpse of the living room with park views. The first room you encounter is a bedroom presently used as a soundproofed library/study, handsomely furnished with custom hardwood bookshelves. Next, off the hallway is a sparkling bathroom professionally refurbished with new fixtures including Kohler soaking bathtub, Toto toilet and extra storage. We come next to a beautifully architect-designed galley kitchen with a large window providing lots of natural light. Though a galley style, the width is generous enough to accommodate two people working together. The floor is quality cork tile, and the countertops are of a highly durable composite material that resembles stone or concrete. The appliances are current models with a Samsung stove combination convection oven and induction cooktop. The backsplashes are Carrara marble. The large pass-through window to the dining/living area can be opened or closed. The large primary bedroom adjacent to the dining area has a beautiful, coffered ceiling and original hardwood floors. The spacious front bedroom off the living room faces the park and has noise-reducing windows. The comfortable living room with park views is also fitted with noise-reducing windows.

The hardwood floors throughout the apartment have been refinished. The door frames have transom windows allowing natural light to flow from room to room.

You'll appreciate the care and attention that makes this building so desirable. There is a super on the premises; the building is environmentally friendly, having upgraded to all-electric and installed solar panels for greater energy efficiency and savings. There is bike storage and laundry facilities in the basement. A limited number of individual storage cages are also available.

Easy access to the park is the great attraction to this desirable location. You will also find everyday conveniences nearby including a full-service laundromat, the charming Elk Cafe, Prospect Park Deli, Animal Fare pet store, and Bene Pizzeria. It's a short walk to the F train Fort Hamilton stop or hop on the B68 bus that takes you the Bartel- Pritchard Circle where you'll find a full range of neighborhood shops and services.

Pets are allowed.

Windsor Terrace | Brooklyn

Quick Profile

The tiny, comma-shaped neighborhood of Windsor Terrace is bookended between two of Brooklyn’s largest green spaces, Prospect Park and the massive Green-Wood cemetery. Aside from the presence of the Prospect Park Expressway, which dissects the neighborhood in two, this residential community offers a suburban sensibility with its tree-lined streets, low volume traffic and the low height character of its streetscape.

Many homes in the area are low to the ground, lending a suburban feel to the neighborhood, and the area has been down-zoned to maintain its low-rise appeal and character. There are plentiful brick row houses that have very low turnover. If you are lucky enough to buy or rent one, you tend to hold on to it. There are also small apartment buildings, private homes, condos and multi-family homes in a wide price range

There is commercial development along Prospect Park West, Fort Hamilton Parkway and Prospect Avenue, but even these new stores and restaurants are mostly family-owned and operated, maintaining the small-town charm. The pace of life is slower. The schools are good, which is a big draw for families with young children. The people are friendly, which gives a real sense of neighborhood and community to Windsor Terrace.
