Property Description for 870 United Nations Plaza, 9-F

Sun-soaked and palatial, Residence 9F meets even the most demanding expectations of luxury. Floor to ceiling windows showcase stunning water views and some of New York's most iconic buildings and bridges from every room. Between the sheer volume of natural light streaming in from your expansive east and south-facing exposures along with the generous layout (over 2,000 square feet), it's no wonder that the F-line is the most sought after at this esteemed complex.

Currently configured as a sprawling two bedroom, 9F was originally built as a three-bedroom home and can easily (and inexpensively) be returned to its former configuration (see alternate floor plan). In either arrangement, the space is airy and generously appointed. Upon entry, the oversized foyer flows seamlessly into your impressively grand living and dining areas, ideal for entertaining. When your dinner guests are done taking in the show stopping views, they'll notice top-of-the-line upgrades and thoughtful design choices around every corner.

Nowhere is this more evident than in the chef's kitchen. A full-sized wine cooler, dual ovens, Viking refrigerator and Miele dishwasher leave little to be desired. Under cabinet lighting upon subway tile backsplash and ample counter space provide a perfect setup for the industrious home cook. The charming breakfast nook boasts more seductive river views and the tranquil UN Gift Garden in the fore.

With a surplus of closet space and custom bookcases throughout, 9F's floor plan is as practical as it is elegant. Immaculate hardwood flooring and custom lighting reify a space that is chic and modern, while electric shades line your panoramic windows. There is an inviting home office setup off the foyer as well as a bespoke bar setup just across the hall, for subscribers of the work hard, play hard lifestyle.

Full second bath and custom wooden built-ins line the hallway enroute to what is perhaps the best room in the home. The primary suite in 9F has been fully renovated to maximize space and to provide an uncompromisingly lavish living quarter for one lucky shareholder. There is square footage aplenty for private seating, chaise lounge, vanity and king bed. A lovely ensuite primary bathroom boasts a mirrored dressing area as well as custom marble sink.

870 United Nations Plaza is a full service, pet friendly cooperative with a veteran staff. Amenities include a porte-cochere, 24-hour doorman and concierge, garage, roof terrace, fully equipped fitness center with Pilates studio, golf simulator, conference facilities, resident's lounge, bicycle storage and on-site management office.

Maintenance: $4,174, monthly utilities: $1,196, window washing service: $54, cable/internet: $71.50. Total monthly: $5,487. 3% flip tax paid by purchaser, 75% financing allowed, pied-?-terre purchases permitted.

Beekman Place | Manhattan

Quick Profile

Beekman Place is less of a neighborhood than it is a quiet two-block enclave just north of the United Nations on the far eastern edge of Turtle Bay. There is only one street that runs through the neighborhood, also called Beekman Place, that wraps itself around 49th Street and 51st Street.

This bucolic little stretch of the east side has always been a cherished spot for those fortunate enough to have found refuge here. The noise and the street traffic from the city surrounds is virtually non-existent as there are no through streets in this neighborhood.

The neighborhood composition largely consists of a few clusters of townhouses and prewar co-ops. The exception to the rule is the charming art-deco-styled Beekman Place Hotel at the corner of First Avenue and 49th Street and the two post-war towers, 860 and 870 UN Plaza that front the grounds of the United Nations.
