Property Description for 164 Bond Street, 3-A

If amazing light, private outdoor space, and a completely turnkey home in Boerum Hill is what you have been waiting for, then don't miss this super sunny 2 bed, 1 bath corner coop on one of the most picturesque blocks in the borough. Situated next to a beloved community garden on the corner of Bond and Wyckoff Streets, you are assured of three light-filled exposures (South, East and West), a West-facing balcony, and a comfy home that has been renovated to perfection throughout. The icing on the cake is a PARKING SPOT in the lot next door owned by the coop. The parking is based on seniority, and currently there is no waiting list for one of the 5 spots, just an additional $100/month in addition to your already low common charges. This charming home is just two flights up and runs from the front to the back of the building, offering great sunshine dawn to dusk, and a split layout perfect for privacy and working from home. An oversized Primary bedroom in front features bay windows for scenic tree-lined views, and a large walk-in closet PLUS an additional closet as well. The center of the apartment is a spacious living room and dining area with a wall of South-facing windows facing over the lush community garden, in addition to a chef's kitchen with its own window as well. The bedroom in the back faces West and leads to the private balcony, making this the perfect home-office where you can work with your door wide open and enjoy the spring breezes. The designer kitchen was recently renovated with a modern country vibe and includes a stunning honed marble countertop, backsplash and prep island, white cabinetry with loads of deep storage drawers and a pullout pantry, and a suite of professional appliances including a Wolf range, Fisher and Paykel fridge and Samsung microwave. The peekaboo window above your porcelain white farmhouse sink makes washing dishes a pleasure! The windowed bathroom, also with a view of the gardens, is a dream come true and has been renovated with classic modern flourishes including gray penny-tile floors, Calacatta gold marble wall tiles, and a spacious oak vanity with a honed marble top. Floating oak shelves perfectly complement the vanity and offer additional storage for decorative items. Chrome Purist fixtures in the tub and shower area add to the timeless aesthetic of this high-quality renovation. Additional comforts throughout the apartment include two large storage closets and a linen closet in the common areas, high ceilings, designer lighting, hardwood floors, and updated European white radiator covers that lend a clean and updated feel to the space. The building offers two washers and two dryers in the basement, but it is very easy to add your own laundry hookup with easy access to the water line in one of the larger closets without sacrificing any of your living space. This historic brick townhouse is a pet-friendly, well-established, and well-run 8-unit coop in the heart of Boerum Hill near wonderful cafes, restaurants, shops, parks and amenities in every direction. Enjoy the best the neighborhood has to offer on Smith Street, Hoyt Street, Atlantic Avenue, and Court Street including Rucola, Chelsea Piers, Bar Bete, Bien Cuit, French Louie, the Brooklyn Inn, Sahadi's, Trader Joes, and Blank Street Coffee, to name just a few. Nearby transportation includes the F/G on Bergen Street, the A/C at Schermerhorn, and the 2/3/4/5/N/R/Q at Atlantic Center. Choose a neighborhood rather than a high-rise and get two bedrooms instead of one in a friendly and historic neighborhood that you will want to call home forever.

Boerum Hill | Brooklyn

Quick Profile

Boerum Hill is a tiny, quiet, primarily residential neighborhood in Brooklyn. There are broad tree-lined streets that are filled with elegant three and four-story brownstones and townhouses, mostly built between 1840 and 1870. There is a definite family vibe to the neighborhood, but young professionals are moving in, and with them are coming trendy bars to cater to their desire for some measure of nightlife, without having to linger in Manhattan. These new bars and restaurants are being sandwiched in amongst existing shops on both Atlantic Avenue and Smith Street, which are the main commercial areas in Boerum Hill.

Boerum Hill offers a convenient location that is still able to maintain its small-neighborhood feel. Shopkeepers value their customers and remember their regulars. It continues to do what it was designed to do, namely provide small-town living in the very shadow of the big city. Boerum Hill is an easy commute to other parts of the city, making it easy to come home every day to the peace and tranquility of Boerum Hill while commuting to a job anywhere in the city.

The neighborhood is quite walkable and you can take the time to catch up with your neighbors while visiting on their stoops. Shopping on Atlantic Avenue is stress-free with no high pressure. You can meet with friends at any of the many coffee shops and while away pleasant hours in conversation. The dining scene on Smith Street is similarly laid-back. Don’t expect that there will be quite as much to see or do as there is in Manhattan, but there are a decent number of interesting bars and restaurants providing a measure of nightlife. The trade-off is worth it, as Boerum Hill provides a quiet, peaceful place to live and raise a family.
