Property Description for 47 West 131st Street, H-1

If you enjoy townhouse style living without the high price and upkeep, you’ve found your dream home. This extra large 2/3 bedroom plus massive recreation room/home office condo WITH A HUGE PRIVATE AND SUNNY GARDEN is located in the Heart of Harlem for quick and easy access to Whole Foods, great dining, community gardens, arts, transit and shopping options.

This triplex home features ultra low maintenance, a MASSIVE PRIVATE YARD great for entertaining, 2 full renovated baths (one with tub) and an awesome pass through cook’s kitchen with Viking Gas Range and 3-door fridge and Miele dishwasher with lots of cabinets and counter space. The sink has a disposal installed as well. The entry level has 10’ ceilings and hardwood floors and space saving sliding doors to the home office/den or spare bedroom overlooking the garden. Large south-facing windows bring in tons of natural light and pleasant views.

The lower level has a large suburban style laundry room with full size side by side washer/dryers for easy access plus extra storage in addition to 2 roomy bedrooms with custom closets. One of the bedrooms has a doggy door for your pooches easy way out to the yard.

The basement area is clean and dry and makes the perfect recreation room, home office or massive storage area - it is the entire length and width of the home above so you can use it as you like. It has been renovated and is ready to go.

The townhouse was built around 1910 - so has solid walls for your quiet comfort. It has been fully updated so you can live with ease. There are mini splits in each room - for cool and extra heat - heat is provided by the building in winter, if additional heat is desired in a particular room. All of the mini-splits are network connected and able to be controlled via an app from anywhere.

These homes rarely come on the market and sell quickly - this is your opportunity to own a large home in Manhattan for a very reasonable monthly outlay.

This home is part of a condo complex of 38 units, but is completely separate. Therefore you get the advantage of low maintenance combined with private townhouse style living - the best of both worlds.

Harlem | Manhattan

Quick Profile

The neighborhood called West Harlem by the locals is known as Manhattanville to neighborhood newcomers. The area is culturally diverse and might be considered a microcosm of the city as a whole.

Columbia University has recently expanded into the area, which is attracting student residents from all over the world. Together with students from the City College of New York and young professionals fleeing higher prices in other neighborhoods, this influx of younger residents has brought with it more restaurants and bars on W 125th Street to serve this clientele. There are also new ventures, like a rock-climbing gym, to cater to the interests of these students and young professionals. At the same time, there are many small, family-owned shops and restaurants that have been anchors of the neighborhood for multiple generations.

The area has been through a housing upgrade, as older properties have been renovated and abandoned properties have been razed to make room for new development. There are still reasonably priced apartments available. Young professionals are finding that there is a certain cachet to living in West Harlem. It provides a convenient commute to the city and all of its amenities, while providing a sense of escape at the end of a long work day.

While rentals are popular with the student population, the young professionals are delighted to find pre-war brownstones, pre-war co-ops (including some income-capped HDFCs for lower- and middle-income buyers), and post-war condos that they can afford, although prices are rising. Some new low-rise developments, sporting virtual doormen and desired amenities, are cropping up.
