Property Description for 204 Madison Street

Quaint wood frame home with 3 apartments and a large South-facing rear yard awaiting your thoughtful upgrades.

This home is currently set up with a 2 bedroom 1.5 bath lower duplex and 2 floor through 1.5 bedroom, 1 bath apartments above. The duplex tenants enter under the stoop and the upper apartments enter up the stoop. The lower duplex has direct access to the back yard, and to the cellar for storage. The yard is a full 20' wide and stretches to the end of the South facing 100' lot.

Another layout option is to convert to a triplex over garden apartment layout where the garden apartment would get a patio, and the triplex apartment could have a deck, and access to the back yard. The home is built 4 floors, 20' x 40' on a 100' lot. City records indicate that there is 800 sqft of buildable area.

The parlor floor is well-preserved with nice tall windows and shutters, pretty ceiling moldings and lots of original wood trim and shutters. The original detail in the stoop vestibule is largely intact, too, giving the upstairs tenants a nice entrance. In various parts of the home you will find original sub flooring and other original details.

The home features a recent forced air heating system, recent hot water heater, upgraded electrical panels, and new steel beam and posts in the cellar. The cellar is dry. With some updates the home can offer you many years of reliable enjoyment. Be sure to bring a home inspector to suggest upgrades to some of the local plumbing in the cellar, and the roof.

The tenants are on month to month free market occupancy, but of course they would love to stay.

ALL SHOWINGS AND OPEN HOUSE APPOINTMENTS ARE BY APPOINTMENT ONLY!

This home is located on Madison Street between Bedford and Nostrand Aves - so it's very convenient to the A/C trains at Bedford Nostrand (Fulton), and G train at Bedford/Nostrand (Lafayette) and the LIRR at Nostrand (Atlantic Ave). There is excellent bus service in the area and a large number of supermarkets, restaurants and cafe's nearby

Quick Profile

Known for its historic brownstones and tight-knit enclave, Bed-Stuy has increasingly left behind its early reputation for being a “bedroom community” and transcended into a highly desirable neighborhood.

Distinct for its aesthetic, it is populated with ornate buildings characterized by cornices, friezes, finials, fluting and other marks of classic architecture. Built up during the period from 1870 to 1900, its historic district runs to the north of Jefferson Avenue, to the east of Malcolm X Boulevard and to the west of Tompkins Avenue.

At one point known as “Brooklyn’s Little Harlem,” the shape of the area has shifted toward attracting a wider demographic of people thanks to the influx of bars, restaurants, antique furniture stores and vintage boutiques. More police enforcement paired with the decline of the crack epidemic at the beginning of the 2000s also opened the door for increased development, as well as the occupation of formerly abandoned buildings and spaces.
