Property Description for 42 Ann Street, 3

Rare 2,700 square foot + full-floor loft with 13.5-ft barrel-vaulted ceilings.

Located in a stunning prewar landmark building, this gut-renovated full-floor loft is a masterpiece of contemporary luxury and prewar charm. With over 2,700 square ft of living space, this home offers an abundance of open space, including a living room that measures nearly 1,000 square ft and boasts 13.5-ft barrel-vaulted ceilings.

The apartment features three well-proportioned bedrooms (one home office). All three bedrooms feature exposed brick walls and three top-of-the-line bathrooms. As you enter the key-locked elevator, you're greeted by a beautiful and wide foyer with a full bathroom, vented laundry closet, and large coat closet. The foyer leads directly into the magnificent 50-ft long living room, which offers endless possibilities for how you can utilize the space.

The custom-made kitchen is the centerpiece of the living room, featuring dark oak cabinetry, Calacatta marble countertops, and top-of-the-line appliances, including a 30" Subzero refrigerator / freezer, two Wolf ovens, a Viking range cooktop, and Miele dishwashers and microwave. The formal living room is anchored by a beautiful gas-burning fireplace and additional oak cabinetry.

The primary bedroom suite offers plenty of closet space leading up to the master bathroom, which is beautifully finished with Imperial Danby marble floors and Thassos tiles on the walls. The second bedroom also features a full wall of beautiful white exposed bricks and is adjacent to the second bathroom. Finally, the home office/den features a sliding frosted glass wall and can be used for many purposes. The apartment is sold deeded with a storage space. The building is just moments from a wide range of restaurants, cafes, bars, and shops, and it is close to City Hall Park, TriBeCa, Brookfield Place, and Piers 15, 16, and 17. The nearby subway lines include the 2/3/4/5/R/W/J/Z.

Seaport District | Manhattan

Quick Profile

The Seaport District sits between the Financial District to the south and the Brooklyn Bridge to the north. The original Seaport designation was limited to the streets east of Water Street from Fletcher Street to Dover Street and incorporated the actual Seaport and the piers. But no more. Today, the neighborhood boundaries have expanded westward toward Park Row and include a surge of new developments in the area around Pace University and City Hall Park.

This is not your father’s Seaport. It is no longer a commercial hub and the seafood industry, which operated out of the port for nearly two hundred years, has been displaced. The older low-rise buildings that line these cobblestoned streets have been repositioned, the SouthBridge towers complex to the east of Water Street has gone free market, multiple commercial buildings have been converted to residential usage and new gleaming residential towers are rising on the site of the iconic J&R Music World which once lined the east side of Park Row.

Still, the Seaport is a small neighborhood, particularly quaint just north of Beekman Street. The streets are dominated by century-old warehouses and maritime buildings which gives the neighborhood its overt character. The Brooklyn Bridge, on its northern edge, looms in the backdrop.
