Property Description for 568 Prospect Ave

MORE PHOTOS AND FLOORPLAN COMING SOON! This stunning architect/owner designed upper duplex, with large parlor level rental unit and finished English basement is a must see. The 2013 renovation to this circa 1920 townhouse added an additional floor, bedrooms and private outdoor living spaces, making it a one of a kind 2 family with an extra penthouse level. Head upstairs from the parlor floor to enter the owner’s duplex unit. The door opens onto a double height space with large windows above. On this level are the main living areas - living room, library with custom shelving, office, bathroom, washer/dryer, dining room with a wall of windows out to the backyard, and gourmet kitchen, which showcases handcrafted cabinetry and luxury appliances. A bedroom located at the front of the building features a space saving custom loft bed, closet, and space for another bed and desk below. Past the designer kitchen is a wide screened-in balcony with generous space for dining or lounging, and access to the lower garden with bluestone patio and mature trees. Having your morning coffee outside feels as though you are in a treehouse, far away from the noise and bustle of NYC. The stair up to the penthouse is a sculptural feature which organizes the space and brings natural light into the center of the house. On the penthouse level are two bedrooms, a full bath, and access to a roof garden with planters and views across Brooklyn to Jamaica Bay. The bathrooms boast radiant floor heating and towel warmers. Dual heating and central cooling systems allow zoned temperature adjustments throughout, and commercial grade windows keep things quiet and energy efficient. The parlor floor rental is used as two bedrooms, plus separate dining, living room, and eat in kitchen. The rental retains period details such as original parquet floors and functioning double pocket doors, while offering the modern amenities of an in-unit washer and dryer and dishwasher. The basement level has a separate entrance, convenient for use as an office or guest room. A generous front room currently houses an office, play area and guest accommodation. Further back is a large workshop with space for tools and a ping pong table. A mechanical room houses an energy efficient boiler, high capacity hot water tank and a work sink. Enjoy abundant storage throughout, including a large bike closet. The renovation to the home included extensive energy efficient upgrades to the heating, plumbing and electrical systems. These include: -Viessman condensing boiler (97% efficiency) -50-gallon stainless steel indirect water tank with hot water recirculating pump (never run out of hot water!) -Multi-zoned hydronic radiant heating system (stays evenly warm and heats the floors and walls, without creating dry air like standard convection baseboard or steam radiators) -Central house water filtration system -All new upgraded electrical service -All new plumbing system -New extra heavy-duty sewer line (under building) -Penthouse addition is clad with fiber cement board panels (durable and no maintenance needed) -Penthouse and roof are super-insulated with closed-cell spray foam for energy efficiency and lower heating and cooling bills. -Duplex unit is wired with ethernet and speakers. Pocketed integral window shades in duplex unit. Conveniently located near 15th Street subway station and steps to shopping, a supermarket, cafes, restaurants, Nite Hawk movie theater, Bartel Pritchard Square, and Prospect Park.

Windsor Terrace | Brooklyn

Quick Profile

The tiny, comma-shaped neighborhood of Windsor Terrace is bookended between two of Brooklyn’s largest green spaces, Prospect Park and the massive Green-Wood cemetery. Aside from the presence of the Prospect Park Expressway, which dissects the neighborhood in two, this residential community offers a suburban sensibility with its tree-lined streets, low volume traffic and the low height character of its streetscape.

Many homes in the area are low to the ground, lending a suburban feel to the neighborhood, and the area has been down-zoned to maintain its low-rise appeal and character. There are plentiful brick row houses that have very low turnover. If you are lucky enough to buy or rent one, you tend to hold on to it. There are also small apartment buildings, private homes, condos and multi-family homes in a wide price range

There is commercial development along Prospect Park West, Fort Hamilton Parkway and Prospect Avenue, but even these new stores and restaurants are mostly family-owned and operated, maintaining the small-town charm. The pace of life is slower. The schools are good, which is a big draw for families with young children. The people are friendly, which gives a real sense of neighborhood and community to Windsor Terrace.
