Property Description for 33A Lawton Street

Attention investors and end-users in search of an exciting opportunity on the border of Bushwick and Bed-Stuy: Welcome to 33A Lawton Street! Currently setup as a two-family over three stories, an investor could easily add value by converting to a three-family, utilizing the ~1,000 SF of air rights as an extension, and/or duplexing the first floor with the full basement. Alternatively, the easy floorplate would allow an end-user to combine the units into a magnificent single-family. The present layout has the first two floors combined into a massive 3 bedroom/2 bath totaling nearly 2,000 SF. The family room and/or living room could be converted into a fourth bedroom, potentially even a fourth and fifth bedroom. The 3rd floor unit is a generously sized 1 bedroom/1 bath of approximately 900SF leaving ample space for a 2nd bedroom conversion. It is leased at $3,200/month and there is a lease out for the larger unit at $5,500/month. Considering the protected Tax Class 1 (maximum average tax increase of 4% annually), strong rental market, and appreciation occurring in the area, this property could work well for an income-based purchaser as well as a more value-add oriented investor. Additional highlights include massively sized rooms, huge windows with an abundance of natural light, and plenty of storage space. Feel free to reach out with any questions or to set up a showing.

Bushwick | Brooklyn

Quick Profile

As one of the most diverse neighborhoods in New York, Bushwick offers a perfect snapshot of just how multicultural the city is. Long-established as an amalgam of cultures and ethnicities, a wave of varying types of immigrants trickled in from the seventeenth to twentieth centuries, with Bushwick largely becoming a home to Hispanics of Puerto Rican and Dominican backgrounds by the latter part of the twentieth century.

With the Bushwick Initiative of the mid-00s that aided in revitalization, it became an attractive area to young professionals and artists. And even now, Bushwick has sustained affordable rent prices where other North Brooklyn counterparts, like Williamsburg and Greenpoint, have become more expensive. Priding itself on the weird and the wacky, numerous art collectives thrive in this part of Brooklyn, once famously named the seventh coolest neighborhood in the world by Vogue.

Though it has drawn in many tourists in recent years (there’s even a graffiti tour you can take from the Bushwick Collective), the neighborhood remains very much community-oriented, and has not been subject to quite the same sort of corporate infiltration phenomenon of its nearby Williamsburg environs.

But yes, of course, Bushwick has come a very long way from its 80s and 90s reputation as being “The Well,” a nickname given to it for its free-flowing and widely available amount of drugs (quantity over quality being the cliche applied here).
