Property Description for 101 Warren Street, 7-L

Residence 7L is a stunning duplex home with a double height loggia located in one of TriBeCa's most sought after, full-service condominiums.

Upon entering the home, you are greeted by a generously sized entry gallery. The bright, south facing living room features high ceilings, floor to ceiling windows, and custom millwork which includes book shelves and an entertainment center.

The kitchen also features floor to ceiling windows. Both the kitchen and living room provide access to the loggia via glass doors. The loggia faces south, overlooking the elevated pine tree forest created by landscape architect Thomas Balsley. At over 30' long, this is the perfect setting for dining al fresco or lounging.

The eat-in kitchen, separated from the living room via a pocket door, was designed by Bulthaup, and boasts Balsatina stone countertops. A top-of-the-line appliance package includes: a Sub-Zero refrigerator and freezer, Miele gas cooktop, microwave, wall oven, and dishwasher.

A full bath on this level with a stall shower is perfect for guests. All bathrooms are equipped with Dornbracht fixtures.

Heading up the curved staircase to the second floor you will find the custom built dual-desk home office. The south-facing primary bedroom features a large walk-in closet, and generously sized second closet, exceptional city views and an ensuite bathroom. The bathroom has Imperial Danby marble with a glass enclosed rain shower and separate soaking tub.

The second bedroom, also on the upper floor, boasts generous closet space and an ensuite bathroom with tub. Throughout the home, there are 11-ft ceiling heights, imported wood flooring and exceptional finishes. All windows face south and offer expansive city views, allowing one to take in the vibrance of downtown living.

The home also features a washer and dryer on the second level. A storage unit is available for purchase with the apartment.

With its striking limestone curtain wall, 99-101 Warren became an iconic TriBeCa condominium upon its completion in 2008. Developed by Edward J. Minskoff and designed by the renowned Skidmore, Owings and Merrill, with generously proportioned interiors by Victoria Hagan, many of the residences feature private outdoor spaces. The condominium boasts an impressive collection of contemporary art. 99 Warren, accessed by a separate lobby, is a boutique collection of duplexes that is part of the same condominium as 101 Warren.

The amenities pavilion in the pine tree forest was just completely redesigned by Clodagh in 2020 and features: a state-of-the-art fitness center, a relax energy studio, a sunset deck, lounge, kitchen, conference/dining room, sunrise deck, playrooms, study, relax lounge, and a sanctuary with hammam spa, sauna and treatment room. Conveniently, on-site, you also have Whole Foods, Barnes & Noble, Starbucks and Soul Cycle. The building is located in close proximity to amazing restaurants, cafes and shopping and everything TriBeCa has to offer. The building is full-service with a 24 hour doorman/concierge and live-in resident manager. The building features a state-of-the art water filtration system, bike storage, and is completely non-smoking.

Tribeca | Manhattan

Quick Profile

TriBeCa, named after the small geographic triangle below Canal Street. It’s not really a triangle, it's a quadrilateral and it's bounded by West Street, Broadway, and Chambers Street. It’s a little too late for a name change and besides, QuaBeCa doesn't sound half as cool as Tribeca.

One of New York City’s more notable acronymed neighborhoods, TriBeCa is known for its trendy boutiques, fabolous restaurants, historical landmarks, and resident celebrity lofts. It still holds the title of one of the coolest places to live in New York City.

TriBeCa is one of the first residential neighborhoods of New York City. Way back in 1700’s wealthy New Yorkers built homes and maintained gardens in what is now TriBeca.

Later in history it shifted from residential to warehouses, commerce and markets. After the Civil War, shipping hubs moved from the East River to the Hudson River and revitalized areas like the South Street Seaport and TriBeca. When shipping and commerce increased, the area soon became a favorite spot for wholesalers to store their goods in large industrial warehouses.

Just like its neighbor SoHo, TriBeCa boasts one of the world’s largest collections of wrought-iron facades and Neo-Grecian architecture.
