Property Description for 44-27 Purves Street, 15-B

Available for the first time in many years, this fabulous NW corner two bedroom, two bath penthouse terrace apartment in one of the most vibrant neighborhoods of NYC is ready for its new owner. It could be YOU!
Upon walking into the apartment foyer, you will be struck by the bright and oversized living/dining area open floor plan, with its expanse of windows which also looks out to the private terrace. You will also be pleasantly surprised about how quiet it is, as the building sits on a one-block dead end street, so limited traffic. The kitchen, with its stainless-steel appliances, island cooktop and overhead range hood is contemporary, and flexible. While either relaxing, cooking, or entertaining, you will gaze out at the large private terrace, where you can take in the wonderful view and enjoy outdoor living quite comfortably.
The primary bedroom with on-suite spa like bathroom and large walk-in California closet is spacious and comfortable. The primary bathroom, clad with Jerusalem stone, has heated floors, a soaking tub and separate shower. Crossing over to the "other wing" of the apartment you will find the second bedroom, guest bathroom and an additional large storage closet. The second bedroom is spacious and the guest bathroom, like the primary, is clad in Jerusalem stone and has a tub and heated floors.
The space has been freshly painted. Having your own laundry room with washer/dryer, HVACs in operation and Brazilian cherry wood flooring throughout - your choice to either to move right in or make some updates. The apartment is being sold as is. With a total of four closets (one walk in and two large, double-doored storage closets) in the space, and a separate deeded storage unit in the building measuring 4X5 and 8ft tall, there is NO issue with storage.
If you own a car and are concerned about parking options, no need to be! While offered as optional and not included in the purchase price, the current owners are selling their in-building private parking space. Please inquire directly with the listing broker for additional details.
The apartment sits within Vantage at Purves Street, a boutique Condominium with door personnel, garage in the building (parking optional), package room, and refrigerated storage room. There is also a gym and common room which can be reserved on the second floor. Individual dedicated storage units and a shared bicycle room are below the main level. Steps from major transportation and amenities, and for outdoor enhusiasts (to complement your private terrace living), the LIC waterfront to include Gantry State Park. This building is pet friendly.

Long Island City | Queens

Quick Profile

Long Island City, the name does sound a little far away, like it requires a lengthy drive to get to. Think, again. Long Island City, also known as LIC, is nestled in the western corner of Queens along the East River. Midtown Manhattan is closer to Long Island City than it is to downtown Manhattan.

LIC is bordered by Sunnyside to the east, the East River to the west, Astoria to the north, and Newton Creek which separates Queens from Greenpoint Brooklyn to the south.

A once-shabby manufacturing epicenter, the neighborhood is a mix of industrial, commercial and residential. In recent years it’s seen a rise in some seriously cool factors. Populated by young professionals, multi-ethnic immigrants, and hipsters, LIC has a happening nightlife scene, fantastic restaurants (some of them Michelin starred), art museums and galleries. Much of the waterfront access has been redeveloped into sustainable public green spaces with modern design.

Although much of the industrial / manufacturing companies have since left LIC, many still reside there. They tend to co-exist with new residential building development the same way they do in other neighborhoods like Williamsburg and Greenpoint.

Office building developers and business tenants play a vital role in LIC too. It’s considered New York City’s fourth central business district next to Midtown, downtown Manhattan and downtown Brooklyn.

As you traverse the streets of LIC, you’ll notice the change from block to block. Industrial warehouses on one block, a bustling Main Street, followed by a park block with sleek luxury high-rise buildings. It’s all part of the LIC vibe.

For a small neighborhood, the transportation links are excellent. For starters, you just can’t beat living one subway stop from Manhattan (7 train). Other train lines include E, M, R, N, Q, and the G lines. There are also less conventional methods of transportation like the NYC Ferry, which offers three ferry landings. There is no shortage of CitiBike’s in LIC either. Many folks commute to work by way of cycling over the Queensboro Bridge.
