Property Description for 606 17th Street

Situated on a serene block in upper Windsor Terrace, this legal three family home features an owner’s duplex with backyard and cellar as well as two rental apartments above. The owner’s duplex can be directly and separately accessed from outside the home. Entering the space and to the left, there is a ¾ bath adjacent to a large open concept living room, dining room and kitchen. The natural wood kitchen plus island allows plenty of space to enjoy prepping and cooking. The dining room is in front of a large window overlooking the beautiful backyard. What makes this floor extra special is the room addition which can be used as a very large additional bedroom (currently used as a family room/guest room) surrounded on two sides by windows overlooking the backyard. This level also has a full bathroom as well as a laundry area. An interior stairwell and hallway connects both floors of this duplex. As soon as you open the door, you step into a beautiful and quaint home office (very Harry Potter!) with floor to ceiling custom built-in solid maple shelves. On each side of the office, there are two large bedrooms. The primary includes two walls of built-in custom maple closets as well as a matching bed and a tranquil en-suite green tile bathroom with separate shower and tub. On the other side of the office is an additional bedroom with high ceilings that is currently set up with a twin bunk bed and built-ins. This room can comfortably fit two twin beds or could accommodate a king-sized bed. At the top of the front stoop, and through the separate main entrance door of the home, two separate apartments on the top two floors can be accessed. Both are sun-filled and have a washer/dryer. Apartment 3 has a dishwasher as well, and is currently configured with a Queen-sized bed and separate guest room. Both can be delivered with market-rate tenants in place. Located in the heart of Windsor Terrace, with Windsor Farms just around the corner, and a few short blocks from the F/G trains at 15th Street/Prospect Park and the B61/63/65/69 buses as well as many local hotspots like Krupa Grocery, the Double Windsor and the Farmer’s market on Wednesdays and Sundays.

Windsor Terrace | Brooklyn

Quick Profile

The tiny, comma-shaped neighborhood of Windsor Terrace is bookended between two of Brooklyn’s largest green spaces, Prospect Park and the massive Green-Wood cemetery. Aside from the presence of the Prospect Park Expressway, which dissects the neighborhood in two, this residential community offers a suburban sensibility with its tree-lined streets, low volume traffic and the low height character of its streetscape.

Many homes in the area are low to the ground, lending a suburban feel to the neighborhood, and the area has been down-zoned to maintain its low-rise appeal and character. There are plentiful brick row houses that have very low turnover. If you are lucky enough to buy or rent one, you tend to hold on to it. There are also small apartment buildings, private homes, condos and multi-family homes in a wide price range

There is commercial development along Prospect Park West, Fort Hamilton Parkway and Prospect Avenue, but even these new stores and restaurants are mostly family-owned and operated, maintaining the small-town charm. The pace of life is slower. The schools are good, which is a big draw for families with young children. The people are friendly, which gives a real sense of neighborhood and community to Windsor Terrace.
