Property Description for 481 West 22nd Street, TH

Available furnished or unfurnished.

481 West 22nd Street is an exquisitely renovated 6-story house, spanning approximately 5,000 interior and 1,250 exterior square feet. The property features 11 rooms with 4 bedrooms and 5.5 bathrooms. In addition, the outdoor space consists of an elegant front garden (200 square feet), a serene rear garden (500 square feet), a rear terrace (150 square feet), and 2 spectacular penthouse level terraces (totaling 400 square feet). The house is part of an historic row of 8 houses built in 1856 by Morgan Pindar. The superb renovation in 2010 by award-winning architect Ed Mills blends original architectural elements with 21st century high design.

Inside the gated front garden, 3 steps lead to an impressive entrance with double doors, a vestibule, a living room with period marble fireplace, large front hall closet, elevator, formal dining room with second period marble fireplace, butler's pantry and panoramic view overlooking the landscaped rear garden.

Modern stairs lead down to a sleek, contemporary professional kitchen and Great Room with fireplace featuring a double-height glass wall by Hope's Windows and double doors leading to the rear garden. The garden is impeccably landscaped and surrounded by a custom brick wall. The front of the garden level consists of a second entrance, a windowed private gym, laundry room, powder room, and ample storage.

The beautifully restored original staircase leads from the entry to the high-ceilinged third floor. In the rear is an elegant library with restored 19th century ornamental ceiling, custom millwork and double French doors leading to a planted terrace overlooking the garden. In the front is a sunny guest bedroom with bath overlooking historic Clement Moore Park across the street through floor-to-ceiling windows. Both rooms have period fireplaces.

The fourth floor contains two large bedrooms, each with en suite bathroom and decorative fireplace and whimsical hand-painted murals.

The fifth floor is dedicated to the principal bedroom suite with a large bedroom and period fireplace, an extra-large dressing room for two with custom millwork and a full-width windowed marble bathroom with oversized steam shower and floating bathtub.

The top floor contains a media room with glass walls front and back leading to full-width landscaped terraces.

The fittings and fixtures throughout the house are of top quality. Bath fixtures are by Lefroy Brooks and Toto. The kitchen features custom cabinetry and appliances by Wolf, Sub-Zero, Miele, and Bosch. The ebony-stained oak floors are by Alan Rappaport whose clients include Ralph Lauren.

In addition to the abundant private outdoor space, the house is surrounded by beautiful public outdoor spaces. Clement Clarke Moore Park, named for the scholar and poet who penned the beloved "A Visit from Saint Nicholas", is across the street on the grounds of Moore's ancestral estate "Chelsea" for which the district is named. Just to the west is the world-famous High Line Park, Chelsea Waterside Park and Chelsea Piers.

Premier location is part of the allure of 481 West 22nd Street and there are many excellent neighborhood bars and restaurants, including Empire Diner, CookShop, Chelsea Market and the 60-room luxury boutique High Line Hotel.

Chelsea | Manhattan

Quick Profile

The row houses portray the world-class architecture of Greek Revival, Italianate and Georgian styles. The population is both ethnically and socially diverse, which is reflected in the restaurants and retail businesses in the neighborhood.

Western Chelsea is the center of the NYC art world, where you will find more than 200 art galleries housed in rehabbed factories and warehouses, as well as in newly-constructed buildings.

While people of many different cultures call Chelsea home, it has been a mecca over the years for people in the LGBTQ community. One census reported that as many as 22% of its residents were gay couples. Eighth Avenue is a trendy area for LGBTQ-oriented dining and shopping. Although it no longer draws the LGBTQ population that it once did, Chelsea still has many popular alternative bars.

Chelsea is primarily residential, consisting of a mixture of diverse complexes, low-rise apartment blocks, tenements, townhouses, renovated row houses, and luxury high-rises.

Chelsea is an interesting and sought-after place to live, with unique clothing boutiques, restaurants, and delis representing cultures from around the world. In addition to its quirky establishments, Chelsea has fine dining restaurants and a vibrant, hip nightlife, which adds to its allure.

Chelsea is well-served by public transportation. At least six city bus routes traverse Chelsea. There are three NYC subway routes with stops on Seventh Avenue, three on Eighth Avenue, and two more on Sixth Avenue. The 34th Street - Hudson Yards Station opened in 2015 with its main entrance in Chelsea.
