Property Description for 35-30 82nd Street, 54

Stellar Two Bedroom with an Eat-in Kitchen - PRICED TO SELL FAST!!!

(FOR SALE BY OWNER/AGENT - Please be prepared to discuss qualifications and read the full listing, Thank You). VIDEO TOUR is available upon request

Lovely, Primed, Classic with a modern touch Two Bedroom with an Eat-in Kitchen! Landmark in the Historic District. Pre-War walk-up, on the top floor; Fifth floor. Pin-drop quiet – No one is above, except for a new roof!

The maintenance (which includes the taxes) for the space is remarkably rare – ONLY $409 dollars a month which also includes extra storage. This is amazing and exceptional for the layout, size and what you are getting! This is a unique and resourceful floorplan in the Plymouth Court complex that isn’t duplicated. It can not be matched, according to architects with any of the lines below this top floor. Floor plan included with dimensions.

Both bedrooms have closets – Great closet space overall. Extensive eat-in kitchen for a building from the 1910’s era – Very resourceful to have and unique for this type of complex! (shown on the floorplan!). Unit faces the back of the building and not the busy street. High 9 foot ceilings, maintained pre-war integrity including details. Hardwood oak floors well restored. Sale includes ALL of the overhead light fixtures (including hanging stained-glass Tiffany light for the eat-in area), all of the stainless steel appliances (no dishwasher, but dishwashers are allowed). Two windowed A.C. units will remain – Powerful to cool the whole home.

Very strong original co-op building, independent in Plymouth Court – 20 units in total – 4 apartments per floor. Very healthy building compared to many other self-managed co-op buildings. The building has no mortgage and has very impressive reserve funds – This is extraordinarily uncommon! NEW ROOF completed late 2020!

The building has a live-in super. Laundry is in the basement. There is a private backyard and seating area specifically for the building. For an additional 50 dollars a year (optional), one can have access to the green garden located on the block closer to 35th Avenue at the community church. A large storage room, only shared with one other unit is located in the basement, which as mentioned is included in the strikingly low maintenance of 409 dollars a month.

No Flip Tax! Dishwashers are allowed. Cats are allowed. Subletting is practiced in the building - this can be significant for many! This is the key location in the Historic/Landmark district! Located just a block and a half away from the 7 train – Mere minutes away! Small walk to the express train, if one desires. All modes of transportation are near. Local to restaurants, shopping, supermarkets, coffee shops, schools, the Sunday’s farmer’s market. Building requires 25% down and board approval. (Any square footage indication is not exact and is only an approximation by either the seller or floorplan designer – The Person or Persons must individually measure to ensure the space to their expectations.)

Jackson Heights | Queens

Quick Profile

Jackson Heights has one of the most diverse populations in the city, and over 100 languages are spoken here. With this cultural diversity comes supporting restaurants, bars, shops and cultural opportunities. It is a mix of commercial and residential properties. There is a wide range of shops and service businesses, so that anything you would need, from a barber, to a pharmacy, to clothing, and food is available right in the neighborhood, no matter which culture or language you might need these services provided in.

Jackson Heights has three nicknames, based on micro-neighborhoods with the neighborhood as a whole. Little India occupies an area on 74th Street, while parts of 73rd Street are known as Little Pakistan. Little Columbia is along 37th Avenue.

A large portion of Jackson Heights has been designated as an historic district, from Roosevelt Avenue to Northern Boulevard, between the east side of 76th Street to the west side of 88th Street.

Jackson Heights was a planned community, where the first “garden apartments” were created in buildings constructed around central gardens and green spaces that gave neighbors a place to meet and socialize with one another, created places for children to play, allowing light to come into the apartments and air to flow freely through them. These gardens are private and only residents have access to them. Passing by the buildings, you might not even guess the gardens were there, as they are not generally visible from the street.

Additionally, there are some mid-rise apartment buildings. Some of these are rentals, some are co-ops, and some are condos. There are a few attached row houses that provide housing for one to three families.

As much as Jackson Heights might be full of noise and mix of cultures, it also has a quieter side, where the various cultures mix and mingle and learn about each other against a backdrop of beautiful architecture and a culinary landscape that brings the world to Queens.
