Property Description for 431 East 6th Street, 2

Just featured in Curbed magazine: https://www.curbed.com/2023/06/an-east-village-synagogue-inhabited-by-artists-is-for-sale.html The 1920's synagogue has an interesting history and has undergone renovations by notable artists in the 1980s, including William Wegman, Jack Sal, and photographer Timothy Greenfield-Sanders. It is located just two blocks away from the picturesque Tompkins Square Park and a few doors east of The Brant Foundation. The second-floor artist's space in the synagogue is a bright and open loft filled with charm and period details. It features three tall arched windows that offer a view to the south, overlooking the tree-lined 6th Street. The loft includes a quaint kitchen and a beautiful dining room at the front of the space. In addition, there is a wonderfully renovated marble bathroom with a thick Italian glass shower. Towards the back of the loft, there is a drawing room that also serves as a bedroom, currently furnished with a king-sized bed. One notable advantage of this space is that it can be rented from day one without the need for board approval. This makes it a desirable option for investors and allows for indefinite rental arrangements. 431 East 6th Street is a Tenants in Common, investor-friendly building. Cash-only purchase is required. Co-purchasing, pied-a-terre, and short-term rentals within NYC guidelines of 30 days or more are all allowed. The tenants in common presents a unique structure with more flexible building rules which include No Board Approval and no rental restrictions. Also, there is a strong possibility for future conversion to a condominium bldg which would greatly increase the value of the building along with the ability to get financing for the units if you so chose. . Overall, the renovated artist's loft in the 1920's synagogue offers a unique and charming living space, with historical significance and proximity to the scenic Tompkins Square Park and a few doors down from The Brandt Foundation.

East Village | Manhattan

Quick Profile

The East Village has two distinct moods. By day, it is quiet and peaceful. Everyone is out and about, either working or relaxing at Tompkins Square Park, strolling or jogging along the East River, or hanging out in one of the subsets of cultural activity, such as St. Mark’s Place.

But then night falls, and the East Village comes to life, keeping the entertainment and nightlife going long after the other neighborhoods have called it quits for the night. People from all five boroughs flock to the dive bars and speakeasies, head for their favorite cafes and restaurants, or drop in to a music venue to listen to hot tunes or cool jazz and dance the night away. Don’t worry, you don’t have to “know somebody” to gain admittance to even the most popular venues. You won’t find velvet ropes, bouncers, or and a waiting list at the door of most places. Just walk right in and enjoy yourself.

Be prepared for the increased population during fall through spring, when NYU is in session. College students will be everywhere, contributing to the youthful essense of the neighborhood.
