Property Description for 2 Fifth Ave, 14-EF

Apartment 14EF is one of the rarest offerings 2 5th Avenue has ever seen. This 3-bedroom 3-bathroom home with breathtaking views of Washington Square Park and abundant sunlight is available for the first time in 30 years!

Rarely do high floor direct park facing apartments come on the market at this white glove perfectly located cooperative. And even more seldomly do they offer a unique foot higher than average ceiling height that gives the home a drama not felt in most other apartments within the building. This unique combination of the E and F lines offers expansive living spaces, awash with natural light, and boasts unrivaled direct panoramic views overlooking Washington Square Park, the downtown Manhattan skyline, 5th Avenue, and the historic Washington Mews.

The spacious living room forms the heart of this home, offering green views and endless sun, with dual south-east exposures and vistas that stretch all the way to the iconic World Trade Center. Its L shape allows for separate living and dining areas and enjoys aesthetic and functional details like two custom-built bookshelves that lend an air of sophistication to this space. A private balcony enjoys views overlooking Fifth Avenue and Washington Square Arch.

The kitchen, conveniently positioned off the living room, features a large window overlooking the eclectic Greenwich Village and is fully equipped with a 4-burner gas stove, high-end Miele dishwasher, and Leibherr refrigerator. It also offers ample cabinet space for all your culinary needs.

All three bedrooms are grand and easily accommodate king-size furniture, ensuring you never compromise on comfort or luxury. The primary bedroom is a private sanctuary with an ensuite bathroom, an ample walk-in closet, and a sauna, creating an ambiance of indulgent relaxation. The second bedroom, equally spacious, boasts views overlooking the park, creating a serene atmosphere perfect for unwinding. The third bedroom offers an ambiance of tranquility amidst the city bustle, with views of the Park and Washington Mews, Greenwich Village's most charming private street.

Currently configured as a large two bedroom residence with a den, the floor plan lends itself to be easily converted into a three bedroom home. Please see alternate floor plans for reference and various proposed changes to maximize space and luxury.

Washer/dryers are permitted with board approval.

Greenwich Village | Manhattan

Quick Profile

Birthplace of beatniks, Greenwich Village has always been a neighborhood bursting with creativity, home to artists, poets, musicians and writers. There is a lot of foot traffic in the neighborhood, as it gives convenient access to many other neighborhoods. There are a lot of popular eateries on MacDougal Street and bars on Bleecker Street. The neighborhood has a bit of a college-town feel, due to the presence of NYU. There aren’t large chain stores here, so it isn’t really a mecca for shopaholics, but you can find interesting vintage stores and specialty boutiques.

Available housing is centered on pre-war walk-ups. You can find good deals on the quieter, tree-lined side streets, as opposed to the bustling avenues. There are pockets of brownstones and townhouses, some dating back to the early 19th century, throughout the neighborhood, as well. You will find more luxurious housing in the newer high-rise buildings on Park and Fifth Avenues.

Washington Square Park is the heart of the neighborhood. If you sit near the Arch and close your eyes, you might catch an echo of the music and social history of the Park, floating through the air. Greats like Joan Baez, Bob Dylan, and Paul Simon started their storied careers right here in Greenwich Village. Today, the Village is a celebration of diversity, where everyone is welcome.
