Property Description for 57 Bond Street, 2-W

Ideally located on arguably the most desirable block of Noho and with an enormous private terrace that includes a steel pergola and an outdoor kitchen area, this light-filled two or three-bedroom condominium home is a once in a lifetime opportunity to create the Bond Street home of your dreams. A beneficiary of multiple neighborhoods—Noho, Soho, the East Village, and the Lower East Side, and on one of New York’s most famous streets, #2W represents the ultimate location and a chance to customize the home to your liking. The current owner underwent a multiple-year full gut renovation that included upgrading all finishes and layout, the air conditioning system, the electrical, plumbing and smart home systems. There was a subsequent leak and in accordance with the mold remediation certificate, the owner removed all affected areas including millwork and gyproc finishes from the apartment. A new owner has the opportunity to just finish work to create their home, using the remaining infrastructure and layout or modify accordingly if they so choose. With just two apartments per floor, the apartment is ultra-private. The entryway leads you into an oversized two bedroom layout with 10’-6" ceilings and walls of windows overlooking Bond Street and its tree-lined cobblestone streetscape. The exposures and huge fenestration north and west fill this home with dreamy light all day long. This living space – perfect for entertaining has french double glass doors leading directly to a 1,100 square foot private outdoor space that enjoy views down Bond Street, dotted with some of Manhattan’s most architecturally desirable buildings. A hallway leads to the bedrooms: The primary bedroom suite benefits from an anti room with separate walk in closet and a beautifully finished en suite contemporary bathroom. There is an additional bedroom with solid closet space and superb light and exposures, wonderfully set back from the street. There is also a laundry room with a full-sized washer/dryer and sink area. The building is equipped with a high-tech ‘virtual doorman’ system that rings you on your phone with a camera to see who is calling and then allows you to have them access the building and your apartment if so desired. This provides most of the benefits and security of a physical doorman without the prohibitive costs. The location of this well-run building is as convenient as it gets with every mode of transportation, the widest variety of restaurants, retail, the Bowery Hotel, Whole Foods, etc all within moments of your front door. Certain photographs are virtually staged.

Noho | Manhattan

Quick Profile

NoHo, an acronym for North of Houston, is a trendy neighborhood with expansive lofts, chic shops, and hip eateries. It was once part of Greenwich Village, but as New York City changes and coolness always redefines itself, the neighborhood, which is more like a small nook, has morphed into a happening secession of its own.

Like many New York City neighborhoods, the boundaries are subjective and the exact location always depends on who you ask. Generally, NoHo is understood to be bounded by East Eighth Street to the north, East Houston Street to the south, Bowery Street to the east (which becomes Cooper Square north of East Fourth Street), and Broadway to the west.

It’s hard to believe that NoHo was once a sketchy no-man’s land with more than its share of dilapidated structures. These gentrified days, it’s a healthy mix of older buildings, renovated warehouses and newer construction by iconic architects. For such a small area, NoHo has three historic districts that cover much of the neighborhood.

Broadway, Bowery, and Lafayette is the business district of the neighborhood. You’ll find it all in this neck of the woods. From trendy one of a kind retailers to popular brand stores. It rivals its SoHo neighbor in places to shop.

Architecture buffs get your walking shoes on. There are many historical and modern buildings throughout the neighborhood. Colonnade Row, the Cable Building, and the Schermerhorn Building are just a few of the many notable buildings you’ll find.
