Property Description for 2 Fifth Ave, 17-AB

Rarely does such a grand and high floor three-bedroom apartment become available in this perfectly located Lower Fifth Avenue white-glove cooperative. This unique combination of the A and B lines offers expansive living spaces, is bathed in natural light, and boasts breathtaking open views both east over Fifth Avenue and the historic Washington Mews, as well as west, overlooking the entire West Village with clear sight lines all the way to New Jersey. The views are protected by landmarking, so a buyer can enjoy jetliner views forever. The heart of this home is the spacious living room, which experiences both sunrises and sunsets, thanks to dual east and west exposures. The grand elongated layout seamlessly integrates separate living and dining areas and is functionally connected to the adjoining eat-in kitchen. The kitchen, with large western-facing windows overlooking the West Village, is a culinary dream, fully equipped with a gas stove range, dishwasher, and stainless steel appliances. Ample cabinet space meets all your cooking needs. All three bedrooms are grand in scale and easily accommodate king-size furniture, without compromising on comfort or luxury. The primary bedroom serves as a private sanctuary, thoughtfully separated from the rest of the apartment, featuring an ensuite five piece bathroom, an ample walk-in closet, and enormous amount of space for additional seating or an office area. The second bedroom is equally spacious with an en-suite bathroom, while the third bedroom offers west-facing views, beautiful sunsets, and access to a full third bathroom located just off the entrance. There is also a separate laundry room with washer/dryer located close to the primary suite. The home enjoys separate through-wall PTAC systems in each room, updated windows, and tons of additional storage throughout. 2 Fifth Avenue, a mid-century architectural landmark, stands proudly on the north side of Washington Square Park. It is marked by stable and low maintenance with wonderful services. Completed in 1952, its 21 floors are home to 353 unique residences. This full-service building boasts a host of amenities including a fitness center, on-site management, 8 doormen/concierge, 16 service staff, a live-in building manager, superintendent, package room, storage, bike storage, residents’ lounge, children's playroom, billiards room, garage, on-site valet, and library. Situated close to subway and bus lines, CitiBike stations, schools, parks, and downtown's finest offerings, the location is truly prime. The building is also well ahead of LL97 (environmental) requirements and on track with future city requirements, therefore avoiding future assessments and difficulties. Pieds-à-terre, co-purchasing, and gifting are allowed with board approval.

Greenwich Village | Manhattan

Quick Profile

Birthplace of beatniks, Greenwich Village has always been a neighborhood bursting with creativity, home to artists, poets, musicians and writers. There is a lot of foot traffic in the neighborhood, as it gives convenient access to many other neighborhoods. There are a lot of popular eateries on MacDougal Street and bars on Bleecker Street. The neighborhood has a bit of a college-town feel, due to the presence of NYU. There aren’t large chain stores here, so it isn’t really a mecca for shopaholics, but you can find interesting vintage stores and specialty boutiques.

Available housing is centered on pre-war walk-ups. You can find good deals on the quieter, tree-lined side streets, as opposed to the bustling avenues. There are pockets of brownstones and townhouses, some dating back to the early 19th century, throughout the neighborhood, as well. You will find more luxurious housing in the newer high-rise buildings on Park and Fifth Avenues.

Washington Square Park is the heart of the neighborhood. If you sit near the Arch and close your eyes, you might catch an echo of the music and social history of the Park, floating through the air. Greats like Joan Baez, Bob Dylan, and Paul Simon started their storied careers right here in Greenwich Village. Today, the Village is a celebration of diversity, where everyone is welcome.
