Property Description for 145 Sixth Ave, 2-B

*Seller Financing available if desired! Inquire for details* Overlooking the tree tops of Hudson Square's Spring Street Park comes this enormous corner loft, overflowing in authentic, historical details. Unlike anything else on the market, this is a jaw-dropping 5,100 square foot space, flooded with natural sunlight through 24 oversized windows facing both South and East. With over 2,550 square feet and 11’ wood-beamed ceilings accented by original plaster columns, the corner living room is one of the single most impressive living rooms in all of Downtown Manhattan. Opposite over 100' of contiguous windows is an immense amount of wall space, perfect for displaying a curated collection of artworks for any discerning collector or talented creator. An open chef’s kitchen is placed off the living room and allows for an owner to comfortably entertain and host over 100 guests for dinner parties or events if desired. The spacious primary suite features a wall of custom closets, recessed niche lighting, a walk-in closet with additional opportunity to build out more if desired. The primary bathroom is one of three full bathrooms in the space and features a double vanity, sealed walnut-clad bathtub and shower and exposed brick. Set on the opposite side of the 52’ x 50’ living room for maximum privacy is the guest wing of the apartment, the highlight of which is a contemporary Venetian plastered, sci-fi bubble room. The layout of the wing is adaptable thanks to no structural walls and currently features two true bedrooms, two interior rooms, and two and a half bathrooms, which can be reconfigured to the new owner’s taste and specifications. Subtle, yet impressive details like perfectly maintained original 12” wide-planked white oak hardwood floors, central A/C, W/D in unit, and hardwired electronic blinds on all windows complete the picture. Built in 1910, 145 6th Avenue is an intimate condominium loft building set on Spring Street Park, on the border of Soho and Hudson Square – arguably the hottest neighborhood downtown at the moment, where Google and Disney are unveiling their new NYC headquarters. Endless options for dining, shopping, and art galleries are mere minutes away. Major transportation options include the A,C,E,& 1 trains while multiple markets and other amenities a block away. Additional features of the building include a part-time Doorman from 9am - 11pm on Mondays through Fridays, a Butterfly video intercom system, and new elevators. 145 6th Avenue is currently zoned commercial. However, the building is advanced in the process of converting to residential live/work and presents a significant arbitrage opportunity. Reach out for additional details.

Quick Profile

Famous for its art galleries, designer boutiques, cobblestone streets and cast-iron architecture, SoHo has always been full of buzz - wowing both tourists and locals alike. It’s rich with history (more so than most neighborhoods). So, whether you’re a computer nerd, serial shopper or foodie, you’re guaranteed to find something exciting to do in this storied neighborhood.

SoHo is bounded by Houston Street to the north, Canal Street in the south, 6th Avenue to the west and Crosby Street on the east.

The neighborhood has gone through many ups and downs over its long history. Enough to make a voluminous history book. When the Dutch discovered Lower Manhattan, they came across indigenous people living on the island. Technically, the American Indians were the first Manhattanites and then the Dutch moved in making them the second original Manhattanites.

After the Civil War ended, the west side of Lower Manhattan flourished because the shipping routes changed. Textiles and the need for all types of products increased. Warehouses and large lofts were built and replaced farmland to accommodate the commerce. Many of those buildings are still standing and give SoHo its unique character and charm.

The bustling commerce eventually stopped and in the mid 1800’s, well-to-do families began moving into SoHo. They built exquisite buildings, many of which are characterized by their cast-iron facades. Soon after it became residential, theatres, music halls and eateries followed. The wealthy eventually left and the once prosperous district began another decline.

The 1960’s marks SoHo’s most definitive period. City planners lost their bid to build a major highway that would level a portion of the neighborhood and many historic buildings. After their failed attempt to revitalize SoHo, artists quickly moved into the empty lofts and warehouses. Some legally, and other move-ins, not so legal. The city turned a blind eye. Artists of all mediums working from their new creative spaces created a ripple in the art scene. It was such a ripple that the well-to-do uptown crowd started buying their art and hanging out with them. The uptown folks eventually moved into the neighborhood and began buying up the lofts and warehouses. As soon as the word spread, up went the property values and the rest is history.
