Desirable Renovated Units with Huge Garden, Terrace, and Roof Access with Incredible Skyline Views

Located on a quiet, unassuming Midtown block, this multi-family townhouse is a delightful live-with-income opportunity. It is configured as four apartments, including a Garden Duplex that features a unique sunken living room with a glorious wall of glass sliding doors and windows that open to a bi-level rear garden. Each apartment has been renovated with modern kitchens, bathrooms and split-system AC. There are also large windows throughout the upper floor-through apartments that provide wonderful indoor/outdoor energy as well as offering a few peek-a-boo views of iconic buildings. 222 East 32nd Street is an easy walk from all major transportation including the 6 Train and Penn Station as well as quick access to the Midtown Tunnel for airports or points on Long Island.

Garden & Parlour Floor Duplex
This lovely, three-bedroom duplex apartment can be accessed via a private entrance under the townhouse stoop, or via the parlour floor lobby. On the garden floor, it boasts a great room with an abundance of natural light streaming in from a skylight and a wall of sliding glass doors and windows that lead out to a huge private garden. The great room also features exposed brick surrounding a decorative fireplace and a gorgeous slate floor. It has an amazing vibe and layout for entertaining. Plus, a well-appointed kitchen opens to the great room with a pass-through.

A bedroom is situated at the front of the garden floor as well as a full bathroom and closet containing a stackable washer/dryer. The townhouse cellar is also accessible from within this unit.

The parlour floor of the duplex is dedicated to two bedrooms. A modest bedroom with a picture window sits at the front of the floor and a primary bedroom suite at the rear. The primary bedroom features a decorative fireplace, dual closets, and a door that leads out to a terrace. The renovated ensuite bathroom has two independent sinks as well as a cedar sauna.

Third Floor
The third floor hosts the second apartment in the townhouse. This one-bedroom, floor-through unit is tremendously spacious and sunny. An attractively renovated kitchen with copious cabinets and a dishwasher welcomes everyone home. The kitchen flows into the living room that has a decorative fireplace and view of multiple townhouse gardens.

A large bedroom with an ensuite bathroom lies at the front of the floor. Highlights include two windows, multiple closets with cubby storage above, and a stackable washer/dryer nestled inside a bathroom cupboard.

Fourth Floor
The fourth floor is occupied by a one-bedroom apartment. It has the same footprint as the floor below.

Fifth Floor
A fifth floor apartment has the finishes of a handsome penthouse. The unit features two large skylights, a wood-burning fireplace, and a chef’s kitchen complete with granite countertops, deep Farmhouse-style sink, and a breakfast bar. The front-facing bedroom has an ensuite bathroom with a double vanity, shower stall, and stackable washer/dryer like the units below. There is also a set of elegant private stairs within the apartment that provide direct access to the roof, with structural support steel beams added in the penthouse apartment ceiling, gas/electric/water lines, and architectural plans for a deck, which was fully permitted in 2012 and awaiting the final design of the future owner.

Kips Bay | Manhattan

Quick Profile

If you take a walk through Kips Bay, which is loosely defined as the area between 23rd street and 34th street and the East River to almost Lexington, you’ll quickly learn it's a hodgepodge of sorts and not as well defined as other neighborhoods in New York City. Some New Yorkers say Kips Bay has an identity crisis because 1st, 2nd, and 3rd avenues are distinctly different from one another as you traverse them. Despite the perceived lack of neighborhood vibe there are others that appreciate its affordability and convenience.

First Avenue is dominated by hospitals and hospital buildings such as NYU Medical Center and Bellevue Hospital to name a few. Second Avenue is a mosaic of convenience stores, fast food joints and nondescript brick buildings. Third Avenue is saturated with small bars and gastropubs and the twenty somethings that patronize them.

No judgement against Kips Bay here. It’s a great neighborhood that is just as much a part of New York City as any other neighborhood. Kips Bay It’s bordered by Murray Hill to the North, Stuyvesant Town and Gramercy Park to the South, and Rose Hill to the West. The neighborhood is partly defined by newer high-rise apartments, brick rowhouses, and former tenement buildings.
