Property Description for 352 West 117th Street, 1-D

You won't want to leave.

Facing south onto tranquil brownstone backyards less than a block from Morningside Park, this sunny 1327 sq ft apartment is that special place you have been waiting for. Apartment 1D is a very spacious 2BR/2.5BA duplex home with a tranquil private patio. As you enter, the main level features two spacious bedrooms, separated by a full bath with a deep-soaking tub and a quaint half-bath so that each sleeping area has privacy and convenience.

The living room is an inviting south-facing space with a wall of exposed brick and tall windows overlooking the neighboring gardens. There is a windowed dining nook with a table set for six, and beyond that, a splendid open kitchen with KitchenAid range, and a Subzero refrigerator tucked into matching cream-colored cabinetry. Ample green stone countertops complete the sense of understated luxury and serenity.

The current owner raised the ceilings to a height of 9.5 feet, with recessed lights on dimmers throughout. There are multiple large closets on this level, and a charming built-in bar area with lighted shelving that adds sparkle to the room. (The apartment renovation was undertaken with sustainability in mind, which means FSC-certified doors and low/no-VOC paints and products.)

The airy garden level has full-height ceilings and direct southern sunshine. Currently laid out as a home office and fitness studio, this floor is large enough to be easily be configured as a third bedroom plus home office. There are large closets on this level - one of which houses stackable Whirlpool washer and vented, gas dryer - and a chic full bath with stall shower. This level offers direct access to the approx. 180 sq ft patio/garden, which is currently outfitted with a grill, weather-proof table and chairs. The patio area also serves as a discreet second entrance to the apartment.

The Endymion is a 41-unit prewar condo located on a lovely, tree-lined block in prime South Harlem, just moments from Morningside Park playground and the B/C subway lines and just a half-mile to the A/D and 2/3 express trains. This pet-friendly building's amenities include elevator, live-in super, and internet-enabled video intercom. Many of the area's favorite dining destinations (Liido, Melba's, Harlem Tavern, Mess Hall, Angel) are practically at your doorstep, with Central Park and the weekly Morningside Greenmarket nearby. Harlem | Manhattan

Quick Profile

The neighborhood called West Harlem by the locals is known as Manhattanville to neighborhood newcomers. The area is culturally diverse and might be considered a microcosm of the city as a whole.

Columbia University has recently expanded into the area, which is attracting student residents from all over the world. Together with students from the City College of New York and young professionals fleeing higher prices in other neighborhoods, this influx of younger residents has brought with it more restaurants and bars on W 125th Street to serve this clientele. There are also new ventures, like a rock-climbing gym, to cater to the interests of these students and young professionals. At the same time, there are many small, family-owned shops and restaurants that have been anchors of the neighborhood for multiple generations.

The area has been through a housing upgrade, as older properties have been renovated and abandoned properties have been razed to make room for new development. There are still reasonably priced apartments available. Young professionals are finding that there is a certain cachet to living in West Harlem. It provides a convenient commute to the city and all of its amenities, while providing a sense of escape at the end of a long work day.

While rentals are popular with the student population, the young professionals are delighted to find pre-war brownstones, pre-war co-ops (including some income-capped HDFCs for lower- and middle-income buyers), and post-war condos that they can afford, although prices are rising. Some new low-rise developments, sporting virtual doormen and desired amenities, are cropping up.
