TERRACE LOVERS DREAM!

Wow you can have it all! Enjoy the breathtaking cityscape from this one of a kind sun splashed corner apartment designed by architect Elizabeth Roberts offering TWO TERRACES perched up high in the south east corner over the heart of the East Side. After a day conquering Manhattan, bask in the warm glow of the setting sun while sipping cocktails or dining alfresco on your spacious terrace, plenty of room for 2 seating areas and your own rooftop herb garden. Your second terrace is also impressive and allows beautiful light through oversized windows into the bedroom, all while preserving privacy (both terraces accessed through the living room).

Upon entering this beautiful oasis in the sky on the 18th floor, you will find ample storage in the entry hall that leads to a bright, spacious and inviting living and dining area, ideal for relaxation or seamless entertaining. Even the beautiful custom Poliform kitchen that has a view through a windowed access door and enjoys high end appliances with ample counterspace and cabinets galore, perfect for bringing out your inner chef! The dining space comfortably seats 4-6. The tranquil bedroom is pin drop quiet and offers two large picturesque windows capturing the beautiful sky. Retractable walls offer the option to create a private space (yes a Murphy bed is included!) or a private home office. The Zen inspired bathroom with separate shower and soaking tub will indulge you! A huge custom walk in closet, Brazilian cherry floors and custom lighting complete this residence.

The Peter James is a luxury full service coop with 24 hour doorman, supremely attentive live in super and convenient to all shopping and transportation. There are laundry rooms on alternating floors, a glorious planted roof deck, garage (waitlist). Co-purchasers, guarantors, pied-a-terres and subletting are welcome! Pet friendly too!

The amazing location is walking distance to Union Square, Madison Square Park and Gramercy Park. D'Agostino's is conveniently located downstairs. Kips Bay | Manhattan

Quick Profile

If you take a walk through Kips Bay, which is loosely defined as the area between 23rd street and 34th street and the East River to almost Lexington, you’ll quickly learn it's a hodgepodge of sorts and not as well defined as other neighborhoods in New York City. Some New Yorkers say Kips Bay has an identity crisis because 1st, 2nd, and 3rd avenues are distinctly different from one another as you traverse them. Despite the perceived lack of neighborhood vibe there are others that appreciate its affordability and convenience.

First Avenue is dominated by hospitals and hospital buildings such as NYU Medical Center and Bellevue Hospital to name a few. Second Avenue is a mosaic of convenience stores, fast food joints and nondescript brick buildings. Third Avenue is saturated with small bars and gastropubs and the twenty somethings that patronize them.

No judgement against Kips Bay here. It’s a great neighborhood that is just as much a part of New York City as any other neighborhood. Kips Bay It’s bordered by Murray Hill to the North, Stuyvesant Town and Gramercy Park to the South, and Rose Hill to the West. The neighborhood is partly defined by newer high-rise apartments, brick rowhouses, and former tenement buildings.
