Property Description for 201 East 28th Street, 9-F

Residence 9F is a high-floor, bright and sprawling 1-bedroom 1-bathroom home with all rooms facing South, brand new floors and incredible closet space in a full-service cooperative, Chesapeake House at 201 East 28th Street. F-line apartments at Chesapeake House are rarely available and coveted for their generous proportions, ideal layouts and wonderful exposures throughout.

You are welcomed into this wonderful home by an oversized entry gallery with two huge closets, a grand space from which all of the rooms radiate. To the West of the gallery, the living/dining room is massive at nearly 23 feet deep and can accommodate even the largest of gatherings. Through three large double-hung windows, warm Southern sunlight pours in over neighboring rooftops below and blankets every inch of the room.

At the center of the home is a large windowed eat-in kitchen with black granite countertops and a suite of all modern stainless steel appliances by GE including a 4-burner gas range and wall oven, dishwasher and refrigerator/freezer. There is counter seating, making the kitchen a perfect place to relax and enjoy your morning coffee or a home-cooked meal and there is excellent storage space throughout.

At the eastern end of the apartment is the bedroom, massively sized at nearly 17 feet deep with plenty of space for a king-sized bed plus seating or a home office, and outfitted with two enormous walk-in closets as well. Perfectly situated just outside of the bedroom is a windowed bathroom with a tub/shower and two oversized closets for additional storage. The entire apartment is equipped with through-wall AC.

Wonderfully located at the corner of Third Avenue and East 28th Street, Chesapeake House is a meticulously run full-service building with full-time doorman, live-in resident manager and on-site parking garage. There is a common roof deck, a garage, a central laundry room and the building is wired for Verizon Fios. Kips Bay | Manhattan

Quick Profile

If you take a walk through Kips Bay, which is loosely defined as the area between 23rd street and 34th street and the East River to almost Lexington, you’ll quickly learn it's a hodgepodge of sorts and not as well defined as other neighborhoods in New York City. Some New Yorkers say Kips Bay has an identity crisis because 1st, 2nd, and 3rd avenues are distinctly different from one another as you traverse them. Despite the perceived lack of neighborhood vibe there are others that appreciate its affordability and convenience.

First Avenue is dominated by hospitals and hospital buildings such as NYU Medical Center and Bellevue Hospital to name a few. Second Avenue is a mosaic of convenience stores, fast food joints and nondescript brick buildings. Third Avenue is saturated with small bars and gastropubs and the twenty somethings that patronize them.

No judgement against Kips Bay here. It’s a great neighborhood that is just as much a part of New York City as any other neighborhood. Kips Bay It’s bordered by Murray Hill to the North, Stuyvesant Town and Gramercy Park to the South, and Rose Hill to the West. The neighborhood is partly defined by newer high-rise apartments, brick rowhouses, and former tenement buildings.
