Property Description for 111 Fulton Street, 318

EXPANSIVE LUXURY ONE BED WITH HOME OFFICE/SECOND BEDROOM + 2 FULL BATHROOMS IN THE HEART OF FIDI! All showings by appointment. Welcome to the District – a full-service condo building on Fulton Street with unmatched amenities including a gym, indoor lap pool, sauna, yoga studio, steam room, massive 12,000 square foot roof deck, and full-time staff. Unit 318 is currently set up as a one bedroom plus home office, but this bonus space can easily be enclosed to create a second bedroom area. The kitchen has been completely renovated with tons of cabinet space, top-of-the-line appliances including a Sub-Zero refrigerator, Wolf induction range and oven, Miele dishwasher and thoughtful design choices like a Magic Corner cabinet. It overlooks a breakfast bar into the large living room with space for distinct dining and lounging areas. Off of the living room is the massive primary bedroom that can easily fit a king-sized bed, side tables, and a dresser. The primary bath features a double vanity, large soaking tub and separate shower. On the other side of the apartment near the entry is the home office or den space. It is the perfect blank canvas to suit any need—comfortably fitting a queen bed or sleeper sofa for guests, two desks for a shared home office, or a nursery. It has large built-ins providing ample storage. There is an additional walk-in-closet that is currently outfitted as a pantry, but can easily be used as a closet for a second bedroom area. This space has its own bathroom, with a standing shower and double vanity. The apartment enjoys 11-foot ceilings and enormous windows. The windows are equipped with noise cancelling Cityproof windows and custom remote controlled window treatments from the Shade Store. The apartment also includes Nest thermostats and a Bosch washer and dryer. The A/C/2/3/4/5/J/Z and Path Trains are outside your front door in addition to all Fulton Center has to offer. Seaport District | Manhattan

Quick Profile

The Seaport District sits between the Financial District to the south and the Brooklyn Bridge to the north. The original Seaport designation was limited to the streets east of Water Street from Fletcher Street to Dover Street and incorporated the actual Seaport and the piers. But no more. Today, the neighborhood boundaries have expanded westward toward Park Row and include a surge of new developments in the area around Pace University and City Hall Park.

This is not your father’s Seaport. It is no longer a commercial hub and the seafood industry, which operated out of the port for nearly two hundred years, has been displaced. The older low-rise buildings that line these cobblestoned streets have been repositioned, the SouthBridge towers complex to the east of Water Street has gone free market, multiple commercial buildings have been converted to residential usage and new gleaming residential towers are rising on the site of the iconic J&R Music World which once lined the east side of Park Row.

Still, the Seaport is a small neighborhood, particularly quaint just north of Beekman Street. The streets are dominated by century-old warehouses and maritime buildings which gives the neighborhood its overt character. The Brooklyn Bridge, on its northern edge, looms in the backdrop.
