Property Description for 145 Clifton Place

OPEN HOUSES ARE BY APPOINTMENT ONLY! A renovated three-family brick townhouse built in the late 1800s on a picturesque tree-lined block at the crossroads of Clinton Hill and Bedford-Stuyvesant, 145 Clifton Place stands as a testament to timeless elegance and potential. Owned and thoughtfully renovated by architects for their primary residence, this home offers not only the opportunity to live in a stunning owner's duplex but also to generate income from two separate apartments. With 1,237 square feet in remaining FAR (as per Property Shark - please verify with your architect), this home also presents the potential for significant expansion. FULLY RENOVATED OWNER'S DUPLEX: Upon entry to this mint residence, abundant southern light floods the kitchen and dining area through two oversized windows, framing wonderful views of the beautiful block. The kitchen itself is a masterpiece, featuring stunning marble countertops with a turned-up slab backsplash, custom cabinetry with pull-out drawers, built-in shelving, and top-of-the-line appliances including a Bertazzoni stainless steel range, Miele dishwasher, and an industrial-grade glass-fronted refrigerator by Frigidaire. A walk-in pantry offers ample kitchen storage, while a powder room with a wall-mounted Duravit toilet caters to guests on the parlor level. The spacious, sun-filled living area at the rear of the house boasts large windows, offering views of the beautifully landscaped and irrigated garden below. The lower level of the duplex houses two bedrooms, both adorned with stunning exposed beams. The front bedroom faces south and includes a windowed walk-in closet/dressing area, while the rear spacious bedroom spans the width of the house and opens onto the garden. The massive spa-like marble primary bathroom is complete with a shower stall and a modern free-standing tub, fitted with Duravit and Lefroy Brooks fixtures, and features stylish tile accents. A Miele stackable washer/dryer is conveniently located on the lower level. Throughout the duplex, you'll find new herringbone solid white oak wood floors, custom trims that honor the original design of the house, new custom double-hung wood windows, new electrical and plumbing, a tankless natural gas hot water heater and heating system, central air-conditioning with a concealed ductless mini-split system in the ceilings, and tall solid hardwood doors with Baldwin hardware. The basement is accessible through the lower duplex and has been newly sheetrocked and painted. TWO ADDITIONAL RENOVATED FLOOR-THROUGH APARTMENTS: Easy rental income awaits from the two additional floor-through apartments above the owner's duplex, each offering stunning light and lush treetop views. Both apartments have refinished hardwood floors with inlay and renovated windowed open kitchens with marble countertops. The third-floor kitchen boasts a Miele integrated dishwasher. The second floor consists of a one-bedroom floor-through with a bedroom so generously sized that it nearly functions as a separate studio apartment. The third floor is also a one-bedroom floor-through with a tremendous loft-like living room. Both apartments feature renovated windowed bathrooms and upgraded electrical and plumbing. THE NEIGHBORHOOD: Straddling the charming border between Clinton Hill and Bed-Stuy just steps away from Classon Avenue, Clifton Place unveils itself as a tranquil, one-way thoroughfare adorned with picturesque front gardens and a magnificent canopy of trees. Its unique locale offers a seamless blend of accessibility to shopping, dining, and neighborhood delights. The G train is a half block away, while the C and Shuttle trains are also easily accessible. Within a stone's throw, you'll discover a culinary landscape that includes renowned establishments such as Speedy Romeo's, The Finch, Clementine's Bakery, Nero D'Oro, Locanda Vini e Olii, Aita, and Pilar's Cuban Cafe. These culinary gems are all within a few blocks, offering an array of delectable experiences. Furthermore, this address provides easy access to the vibrant neighborhoods of Bed-Stuy, Fort Greene, and Crown Heights.

Bedford Stuyvesant | Brooklyn

Quick Profile

Known for its historic brownstones and tight-knit enclave, Bed-Stuy has increasingly left behind its early reputation for being a “bedroom community” and transcended into a highly desirable neighborhood.

Distinct for its aesthetic, it is populated with ornate buildings characterized by cornices, friezes, finials, fluting and other marks of classic architecture. Built up during the period from 1870 to 1900, its historic district runs to the north of Jefferson Avenue, to the east of Malcolm X Boulevard and to the west of Tompkins Avenue.

At one point known as “Brooklyn’s Little Harlem,” the shape of the area has shifted toward attracting a wider demographic of people thanks to the influx of bars, restaurants, antique furniture stores and vintage boutiques. More police enforcement paired with the decline of the crack epidemic at the beginning of the 2000s also opened the door for increased development, as well as the occupation of formerly abandoned buildings and spaces.
