Property Description for 612 Prospect Ave

A rare opportunity!

This sun-soaked, handsome 20’ wide 3-story limestone was recently treated to a complete and thoughtful renovation while maintaining it's pre-war charm. With 3045 square feet of living space, this home offers the perfect opportunity to expand into a single-family triplex or live in an owner’s duplex with an income-generating garden rental.

The current renovation accounts for a simple conversion that would allow for a comfortable 2000 square foot owner’s duplex with a large open kitchen, dining room, living room, and bathroom on the parlor floor; four bedrooms with a second bathroom and skylight upstairs. The garden apartment with a deep backyard can be used as a high-income producing rental in turn-key condition. Throughout, you'll find beautifully finished original parquet floors with border inlays. The tasteful and modern kitchens boast stainless steel appliances, including dishwashers and built-in-microwaves. There are private W/D hook-ups on both the duplex and garden floor, and ample storage in the high-ceilinged, open basement.

Ideally located within steps to transportation and the best of both Windsor Terrace/Park Slope's restaurants, shops and services: multiple outdoor green markets, Vanderbilt Playground, dog run, year-round tennis courts, horse stables, the Pavilion movie theater, multiple yoga studios, and more. Around the corner from Elk cafe (serving Brancaccio's famous sandwiches and Colson Patisserie's pastries!), a short walk to Le Paddock, Brooklyn Commune, Adirondack, Juice Box and Double Windsor. A new food co-op is set to open nearby this Spring along with a newly designed Key Food right next to Walgreens, across the street. With every amenity at your fingertips, this home is a uniquely wonderful find!

Windsor Terrace | Brooklyn

Quick Profile

The tiny, comma-shaped neighborhood of Windsor Terrace is bookended between two of Brooklyn’s largest green spaces, Prospect Park and the massive Green-Wood cemetery. Aside from the presence of the Prospect Park Expressway, which dissects the neighborhood in two, this residential community offers a suburban sensibility with its tree-lined streets, low volume traffic and the low height character of its streetscape.

Many homes in the area are low to the ground, lending a suburban feel to the neighborhood, and the area has been down-zoned to maintain its low-rise appeal and character. There are plentiful brick row houses that have very low turnover. If you are lucky enough to buy or rent one, you tend to hold on to it. There are also small apartment buildings, private homes, condos and multi-family homes in a wide price range

There is commercial development along Prospect Park West, Fort Hamilton Parkway and Prospect Avenue, but even these new stores and restaurants are mostly family-owned and operated, maintaining the small-town charm. The pace of life is slower. The schools are good, which is a big draw for families with young children. The people are friendly, which gives a real sense of neighborhood and community to Windsor Terrace.
